4 starts for the new building, internal locking of the property itself, dog spa and gym. Overpriced for a 2bedroom for the location that is still collectively being developed as a whole. Staff are super friendly and the maintenance men are pretty chill. 16th is a main vein of the city so, heavy traffic which can be fairly loud. Heating/cooling system only works in the living room which is a bummer. Very much considering my renewal in the fall but, also praying that a 2bedroom isn’t over 3k for where it is. I had a much better deal in the Bay Area, go figure!

The building is new and the staff are friendly. However, there are problems and I wouldn't suggest living here for the price they charge for rent. Even though the building is locked from the outside, there are security problems caused by tenants, guests, and unhoused persons. On random nights there have been individuals or groups fighting, partying, or randomly screaming in the hallway, on the roof, or in neighboring apartments. Homeless people have snuck in the building several times since I've been here. There have been reports of people wandering the hallways. Unsure if these are tenants, guests, or people who came in from outside. Beyond security, the air system for heat and air conditioning is very loud and vibrates intensely. It sounds like a truck is starting in my living room. When the neighbor's system turns on the intense vibrations can be felt against the bedroom wall. Building staff said there is nothing that can be done. Apparently, it's poor design and low quality materials. Noise also comes from the busy adjacent 16th street where performance cars and motorcycles loudly speed by during the day and night. When signing up for the lease they said there was a nearby parking garage and I would get the first 6 months free and can cancel at any time. I have been billed continuously for the parking garage without getting free months and they wouldn't cancel the garage after I submitted a request before the 6 months ended. Whether they are being shady or making mistakes, it's sad. The neighborhood is improving slowly. It's a mix of residential, hotels, auto shops, and nearby industrial. There are still many homeless people wandering around, usually harmless, but sometimes pushy or threatening. On any given night out walking I'll have some kind of encounter. The rent is expensive here, as is the situation in Midtown/Downtown Sacramento and surrounding. For the location and conditions, it's not worth the price.

This place is wonderful! This colorful building and its amenities drew me in with its relaxing rooftop area and BBQ, a gym, and even a pet spa just to name a few. There's even Amazon lockers so no more having to go to the store to pick up my packages! The staff and maintenance are friendly, professional, and knowledgeable, there's nothing not to like about The Eleanor!
