The community manager is good, but the BLVD residential are awful had some work done in my room, live with roommates and in this pandemic home is your work station. They worked for 14 days and had dehumidifier made a lot of noise had to relocate and when asked for giving cost for inconvenience, upper management gave the amount of smud and total of 3 days rent. Community manager Kyle helped me out but the upper management maybe in Bay Area are just awful

I lived at The Reserve apartments for about 9 years during undergrad and graduate school at Sac State and for a few years after I graduated. First, the apartments are pretty large as far as apartments go and I don’t think you will find many apartments in Sacramento for their rental price and that size. They are aesthetically decent, but definitely nothing fancy. When I moved there the neighborhood was pretty nice, but it’s getting run down and in the early years of my residence, there was a different manager and maintenance man. They were good and I had no major complaints. Before I left, a small homeless encampment was starting right by Rally’s next door, but it was removed within about two weeks. Still, it’s across the street from the river where lots of homeless people camp out and they and I’m sure some trashy neighbors will throw trash all around the street. People speed down the street often, you will hear loud music sometimes even at night, and some woman slept on the ground in front of my downstairs neighbor’s apartment a few times, which was a bit disturbing. The walls are pretty thin and my downstairs neighbor would blast loud music on the weekends and the next door neighbor’s baby cried nonstop to the point where it sounded like the noise was inside your apartment. Pretty frequently you will hear “ghetto birds” (police helicopters) circling the neighborhood and on a few occasions a police officer in a car would ride through giving a description of a perpetrator from his speaker/megaphone. It’s a no-smoking apartment, but my downstairs neighbor smoked and I could smell it in my apartment. The new maintenance man isn’t that great—he does sloppy work and isn't very friendly. For example, he had to change the battery in my fire alarm and it was too high up, so he knocked it down with some long instrument and then installed a new one lower to the ground and didn’t bother to patch or paint where the previous one had been. He also left the remnants of the old one scattered around my bedroom and even a few broken pieces on my bed. For the last 3-4 years my air conditioner/heater broke down every year and the contractors told me they recommended to the apartments that their extremely old unit be replaced, but they wouldn’t do it, which I’m sure contributed to my high SMUD bill. Also, they never changed the filter in 9 years, whereas previous apartments changed it once every year. Perhaps a small thing, but since you are near the River and they have so many poorly maintained trees be prepared for massive spiders and I even had bats in my apartment. The bats kept coming in through the fireplace, so eventually they sealed it with a thick plastic pool sign and electrical tape (ghetto) and that stopped them from coming in. This meant that I couldn’t use the fireplace anymore, which is the only appliance that used gas (one of the utilities included in your mandatory extra fees) Now, while all of that seems somewhat bad, it’s not as bad as a lot of apartments. If you decide to live here, document EVERYTHING. Once, they had a stand-in manager while the regular manager was on maternity leave, he told me I had a credit on my account because I payed a late rent fee ($50), but he said I actually didn’t owe it since the due date fell on the weekend and their office isn’t open on weekends. Later when the regular manager returned, the credit mysteriously had disappeared. Also, my apartment had nothing more than normal wear and tear after being there nearly a decade and it was completely cleaned, but they kept close to half of my deposit. So, keep records of everything if you care to dispute. Overall, I would say they are average—better than lower end apartments, but certainly nothing to write home about. I stayed because as an adjunct Professor it was affordable and since I have a lot of stuff I needed a larger sized apartment, but now I live in a house. I would suggest considering The Reserve if you need a good amount of space at a relatively affordable rent.

After 6 years at the Reserve, I have to say this was a great, quiet (unless you live in a unit parallel to Fair Oaks Blvd, of course) little community. It’s close proximity to the American River Trail, grocery stores, pharmacy, and, most recently, a Starbucks, I had little reason to leave the area - well, except for work. The buildings are getting old, so some of the usual nuisances exist - thin walls, and such. Keep good relationships with your neighbors, and they’re pretty respectful. And yes, some of the other reviews are true. I did have a vehicle stolen (later recovered) from the parking lot, but you can’t blame the property for that. Management has changed over the years, but they’ve always been responsive, helpful, and completely understanding to anything that may come up. Never had an issue with any of the managers that have come and gone. Overall, the Reserve is a quiet, little niche in a busy area.
