We're a retired couple who've lived here 16 years, and this is the best place we've lived in our 45-year marriage. The community covenants have been VITAL to that experience. Contrary to what one might expect, the no-fences and pets-on-a-leash requirements compel just about everyone to be MORE conscious of bothering neighbors with noise and pet piles in yards. When there is a private bouncy-house party, neighbors are tolerant and understanding, and the partiers are also considerate about keeping the celebration down. We've NEVER had to lodge noise complaints from neighbors holding a drinking party. Very occasionally, we'll have racing cars or a guy who thinks it makes him a man to have loud pipes. We've had some police activity over these 16 years, a rash of car vandalism maybe 3 times in 16 years (I doubt any more--perhaps less--than other communities)--otherwise, people are decent and abide by the covenants. Those who don't are given violations. Whenever I've had to report a violation, action is usually taken--sometimes it takes more than one report accompanied by photographs (e.g. trashy neighbor yard, excessive dog poop in a yard)--but management has at least notified me fairly promptly that they've received the report, "are aware and working on it," etc. And usually the problem is solved within a week or so. The general upkeep of the non-residential property is pretty good, but over the years, the roads have suffered and are in pretty bad shape in my view. Corporate tightwads? Recently, we've had some issues with residents who let their little rat dogs loose to bark around our ankles when we're taking a walk--but after reporting it, that, too seems to be decreasing. Otherwise, we love taking walks around the neighborhood 4 or 5 times a week. We like the varied demographics--races and age groups (kids, teens (non-rowdy as a rule), singles, marrieds, blue-collar families, retired folks like us). Residents NOT giving attention to their yard has been an issue the entire time we've been here, through several managers, and the office is always playing catch-up and probably shackled by stupid government regulations regarding evictions, warnings, "harassment," etc. Given that issue and frequent visits to the office by rude, inconsiderate, entitled people, it's a wonder the staff maintains such a professional attitude. Kudos to Shelley, Brianna, Eric, and Scott!!!

We pay about $660 a month. That is lot rent, water and trash. We started about 150 less but it's been raised every year for the past 4 years.
It's for people that in that trail park community only the VFW in Greeley or Evans VFW
So the park no long rents it's a buy only park but I know that some residents rent ones they own. I don't know how helpful that is to you. Sorry! But it's a lovely place to live
The lot rent varies depending on the size of the lot. Water and trash are included. I pay around six fifty at base
You rent the land from Cave Creek. Rent is over $500/mo (it increases every year). There are amenities like a pool, park, etc. There are also a lot of rules like an HOA regarding the exterior of your home and the land. No weeds, green lawn, must get permission for exterior improvements like painting, no outside storage, etc. Be prepared for a lot of yardwork to keep the violations at bay and keep managers happy.

Well unfortunately your asking the wrong person i know the usual have places for sale not sure what lot rent is now i paid upfront for two years and it was $550 at that time you can have two animals but there's a $10 dollar fee each month for each animal. Its a any age park hope this helps you to some extent but you'll have to contact the office for more info.
