I wish I could leave less than 1 star. This company will take advantage of you in any way possible to make a dime. I was charged for multiple service orders and when I challenged them, there was no response and the charges were dropped. When leaving the house they fill they charge the deposit with any obscure reasons they can give without having actually having done any of the work you are charged for (proven by pictures from neighbors). The company does not respond in emergency situations, I called and emailed daily for multiple days after the AC went out during the August summer. I made them aware of the newborn and 2 year old living in the house and they NEVER RESPONDED ONCE, my neighbor ended up fixing the AC that day. This company only cares about the money in your pocket, and nothing else. Listen to this and the other reviews, DO NOT RENT FROM “STREE FREE”. It is anything but stress free.

Unfortunately stress free management is not a company you want to deal with. The house we rented looked good on the surface inside and out with some minor issues. Upon move in I had a list of over 100 issues including 75% of the windows not even functional. Upon sending the list I was told these repairs would not be made because it’s just a rental. All was documented with photos. We lived there for almost 2 years. I made all the repairs and fixed items at my cost because having them do anything is a nightmare. Long story short we were told the homeowners wanted to move back in. We found a new place with a much better leasing company. We moved all of our belongings and made all repairs that were caused by us. We left the house pristine. Well, stress free doesn’t do a finally walk through. Instead you leave, they wait about a month and then walk the house before sending you any type of notice on your deposit. They will keep your deposit or a portion of it no matter what. They give you a laundry list of what their maintenance team has to do which could be caused by you or the previous tenants and then send you photos that you can’t even open. No debating. If you try to prove your case with them they will send you a second later with more items that they make up and then say that they are done disputing. I’m not a disgruntled renter trying to put down a leasing company. I work in the property rental market turning houses. I can honestly say that I would not rent from them again and I hope others don’t either. For the prices they want now, the houses they offer are nowhere near worth it. And if you happen to rent one just know you will not get your deposit back.

My daughter and I have been looking for a place for a while and kept wasting money on application fees only to be told we were “wait listed” or the property was already taken. With perfect rental history, good credit and job it should not be stressful. We were thrilled to run across a property manager by Kim at stress free. She was professional, responsive and extremely helpful. I didn’t get the run around that most companies give you.The whole process was truly “stress free”. I would highly recommend Kim and Stress free to anyone looking to rent a property in the Tampa Bay Area or owners looking to have a property managed.

Anyone looking for a home right now knows how crazy the market is. Everyone is moving to Florida and rent is skyrocketing- it’s insane. That being said, my current landlord decided to sell his rental so I needed to find a new place ASAP which threw me into the psycho renters market. Ive put in at least 30+ inquires, made 50+ phone calls, filled out several apps in the last six weeks but unfortunately, I was always just “a little too late” and kept getting thrown on a waiting list (*eye roll*) Last weekend, I found a “too-good-to-be-true” rental property that I desperately wanted. I immediately reached out to Kim and she responded in less than 12 hours that Sunday morning. I sent over all the paperwork and made 100% sure to be on top of my application- if Kim emailed me with a question, I made sure I responded within 10 minutes or less. There’s no doubt in my mind that she had dozens of applicants but I was so receptive and on the ball- I feel like that’s what may have pushed me ahead of others who were also applying. It’s so easy for property management companies to get renters these days- so as a renter, I know I need to do whatever I can to differentiate myself from the pack to prove that I’m the best applicant of the bunch. Anywho, it took three days, but I got approved and am moving into my new rental next week. I couldn’t be more excited and am so glad I found Kim. She’s truly a gem and great at what she does. Looking forward to being a long-time tenant —unless of course, I win the lotto, then sorry stress free- but I’m buying ;)
