We have found that the biggest mistake is that home buyers make is not getting pre-approved before looking at homes. Buying a home is not like buying a car. Because you are probably going to be borrowing a lot of money, you want to know - upfront - what that is going to cost and how much the bank will loan. Two people who make the same money may actually qualify for different amounts depending on their debt. We have found many home buyers be heartbroken about falling in love with a home, and then find out that the price is way above what the bank was able to loan.
Right now, the home buying is very competitive, and construction costs are making building new homes more expensive. If you are getting beat out, it could mean that your offer is not as competitive as others. Competitive means more than just your offer price. What else you ask for, the timeframe, contingencies, your probability of closing, and even the agent you work with all contribute to the likely-hood of acceptance. Try reducing inspection periods. Selling a home is a unique process. Normally we charge between 5% to 7% depending on the condition of the home, what we need to do to market the property effectively to attract the highest offer, and if this involves coordinating this with another purchase. We do offer discounts to loyal returning clients.
We get this question a lot. Our normal representation fee is 2.5% to 3%. What most buyers don't understand is that we offset this by a cooperative commission paid by the homeowner selling the house. So if we charge 2.5% and the seller pays 2.5% in cooperative commissions, then the home buyer basically pays 0% in representation fees.
