I never got the chance to officially rent, but feel obligated to leave a review of our experience with this apartment complex. My partner and I have been looking into renting an apartment. We were ecstatic when we stumbled on this one after months of searching. The location is awesome, and the reviews of management were relieving since our stay at our previous apartment was horrible. So, we applied for a one-bedroom apartment. Before applying, we looked into what was within the apartment, and they provided an image of the floor plan and a list of amenities inside. We were sold! We pay the holding deposit, and application fees, and get told everything is set and approved after dealing with a tiny roadblock. Stephanie Welch, the assistant property manager, was helpful in getting this process taken care of, but each time we spoke she never thought to bring up a major detail about this apartment. She had a chance after we encountered that bump, but failed to do so. The apartment that we had applied for was an ADA-accessible apartment. There was NO information nor anything on the application of the apartment that we had applied for. Stephanie did not tell us this apartment was as so until WE decided to do a random tour of a model apartment on Thursday, August 11th, and met her in person. Even then that tour we did was of a 2-bedroom, where in our case we were planning on renting a 1-bedroom. It wasn't even an ADA-accessible one either, so it would look NOTHING like our potential apartment. Hearing this news was so devastating. How could they not put this information on their website? What was more shocking was that Stephanie had no idea what was even represented on the website for the apartment. How can you accurately represent an apartment complex and not know what is shown on your website? I felt waves of selfish feelings of even trying to think of how I could make this apartment work as an able-bodied person. Everything was obviously built to suit the needs required to be certified as ADA-accessible. It would just not work out, at least not with a good conscious throughout the lease. I am thankful we were able to get our holding deposit back, according to Stephanie. My hopes for them are that in the future they update their website to include ALL necessary information so that this does not happen to anyone else, as well as their applications for apartments, especially ADA-accessible ones. People who need these specific accommodations should be provided that information upfront on the website, they shouldn't have to make calls to find that out. I've noticed numerous apartment websites do not provide that information. Be aware! (The potential apartment was B114.)

Great place to live. Clean and quiet with great management. Nick, the manager here has been very kind and helpful with any needs we may have. Overall I have had really good experience here at island view.

I've lived here for a few years and really love it. Management communicates quickly, food trucks come occasionally and I really love the location near the river. Recently we've required some maintenance on our garage and fridge and both were done in a quick friendly manner. Ron on the maintenance team is a true professional and very helpful. Great Question! Your electric service will need to be established with the City of Richland. Feel free to give them a call directly to access historical data. Common Area Electric, Gas, Water, Sewer, Trash, and Reimbursed Pest Control is billed via our third party utility billing provider Conservice. A typical bill each month ranges between $50.00- $75.00/ month. However, please note that this is subject to change based on usage.

It is not. The pet fee of $300.00 is non- refundable, however, the pet deposit of $100.00 is refundable.
Please refer to our Screening Requirements/ Breed Restrictions for a full explanation of Island View’s Requirements. Otherwise, a $40.00 application fee per adult applicant is charged and then upon approval, half of the security deposit (based on approved credit) is charged up front, with the remainder paid on the day of move-in. There is also a $200.00 administrative fee. Lastly, you would be responsible for any pet fees/ deposits (if applicable) along with your pro-rated rent based on the day that you move in.
