My experience during the process of applying for my apartment was very smooth and easy, thanks to Ms. Carolina. She went above and beyond trying to help me. She was very friendly, supportive, and had a great attitude. I recommend 100% getting in touch with Ms. Carolina if you want to get an apartment in this community. Also, her manager, Yvette, was very friendly and approachable. Excellent customer service! I’m so happy with my new place :). Thank you for everything ladies :).

Positive: - Great Neighborhood (Summerlin area) - Next to a park/canyon with trails - Maintenance Team is kind and professional (and does a great job fixing anything you request) - Layout of apartment is very comfortable Improvement opportunities: - The up-keeping of the grass areas, plants, bushes, and rock areas around the apartments is subpar - Random trash and dog feces is not being properly removed. That includes the trash cans. This should be checked several times a week - Cigarette buds all around the pool area - Rent went up every year, however no real improvements were ever done to offset the extra cost - Not everyone at the management office is kind and helpful - When I first moved into the complex a security guard was on location (during the night). Now they still have a sign saying that there is surveillance going on, but I have never seen a camera on property (false advertising, no security on location, and my bike got stolen from my balcony) - People have very large dogs that are clearly not service or emotional support animals

To get right to the point, for the money... you can do much much better. We lived here for a year, they are very run down units and you are pretty much paying for the area. I never had a negative experience with management, nor with my surrounding neighbors so that was not an issue. If the units were upgraded to meet the expectation of what you are paying in rent this would be a stellar place to live. Maintenance promptly fixed any issues we had (once when our heater was not working they came out at 10:00pm when we put the work order in even though we were not expecting them to respond until the morning). Annisa and Gina(management) are absolutely amazing, and I enjoyed going to the parties that the complex had on occasion. I just was not "feeling" the unit so much. When we moved out they did try to overcharge us... so please make sure you do you exit walk through and have them sign something stating that was completed (and the date it was completed on). Once we were able to clear that up, they corrected it promptly and professionally. We only moved out because we found something better for our buck. If you do not mind an older apartment for the price they are renting it for, I say it is not a bad place to live aside from that.

The worst community apartments in Vegas, can’t wait to leave it! First of all, it’s pricy for no reason, the second is the quality of provided services, it’s a disaster! When you ask office management to come and fix smth it takes forever for them to come and they never come for the first time, you need to call them 2-3 times, it’s really a challenge! When i moved in here in August 2018 there was the uncovered piece of the floor in my apartment, i asked them to come and fix it since August and finally it was done in December!, luckily at least in December 2018 and i didn’t need to wait till December 2019! One more example, security issue. Canyon Villas advertises as a gated community but gates have not been working since November 2018! When i ask them what’s wrong with the gates, the manager Brian answers that they are working on the design of the new gates, since November, it’s just ridiculous! The last time i asked him about the gates he gave me the phone number of the olenliving office, i called them, described the situation, told that it’s a serious security issue, the lady told me that the manager is out of the office but they did understand my concerns and would give me a callback asap, nobody called me back, almost a month passed since my call. And one more: in December 2018 they invented valet trash service which was supposed to be complimentary till April 2019 and then the residents would be charged $20 monthly for this service, this notice was provided with the plastic container which even didn’t fix the kitchen cabinet where it was supposed to be. I went to the office and said that I didn’t need that service and I signed the lease where there was not a word about this service. Office representative, Rosalind told me that i just could skip it and didn’t use it i also asked to take back the container as it took space in my storage room, but she said that from that moment it was a part of the property. So i placed it in my back room and never used and was very surprised when they included this service in my April bill, when i went to office to clarify the issue, the representative, Anissa said that it was obligatory charge! I asked Brian to show me the paper where that rule was written, he promised to bring it to my apartment and never they brought that paper. So i decided to use the service and put container outside with s garbage, i left for two days out of the city when i came back today it was the same, nobody cleaned container from the garbage for two days. It’s valet garbage service in the interpretation of Canyon Villas. Tomorrow morning i have to throw it out by myself and pay for this $20 in the end of the month. My conclusion is the following if you don’t want to have a big headache for your own money never sign lease with Olenliving, Canyon Villas
