Lived here for ~2 years, both before and during the beginning of COVID. Walnut Capital, for all of its pros and cons, does a good job of managing a building like this. Apparently, Hot Metal Flats is one of their "luxury" units (I was under the impression that all of their buildings are renovated, which isn't the case for some of the older ones). You get what you pay for here, with really high-quality units, responsive and reasonable management, a great (but small) fitness center, and an accessible garage. The maintenance/engineer, Bastion (I think), was great! For anyone who works in the South Hills, but who wants to live in the city, Hot Metal Flats is a fantastic location for doing so. You honestly can't find a better location for accessing almost anywhere in Pittsburgh, and, if you can eat the cost, it's a great living experience. **Also, it's a great place if you love to bike (right next to the GAP trail)!

Our first year here was wonderful—the units are new with great amenities and reasonable pricing. However, three months ago our stay took a nasty turn. Some units (not ours) complained about water seepage issues. Upon inspection it was concluded that many units (including ours) needed extensive repair and waterproofing of the balcony wall. We were asked (or should I say, forced) to relocate to a hotel for 4 weeks. Our return date was continually postponed (at the last minute), and we ended up spending our darkest 6 weeks cooped up in a depressing hotel. The communication from the Hot Metal staff throughout this process was lackluster. After six weeks of trauma, we were happy to be back and were looking forward to normalcy. However, it’s been over two months and the construction on our balcony continues to this day. Worst, without any notice, workers hop into our balcony (using cranes) and begin drilling or hammering. This could be as early as 8 AM, disrupting our sleep on countless occasions. (I collaborate with people in Asia and have late night meetings, therefore I sleep late and am often woken up by the jarring sound of hammers and drills). Often, workers pop up right in the middle of important meetings. It’s akin to living in a construction zone. We requested the management to give us a heads up on the construction in our balcony, or to start the construction a bit later in the day. The new property in-charge is totally incompetent and only talks to the construction crew when we complain. They are unable to even provide us with basic information like when the construction would happen in our balcony. ("Too unpredictable due to weather/subcontractors/material-supply.") Overall, our last three months here have been nothing short of a nightmare. I am including a picture from the place where I work to give people a sense of what I am talking about.

I thoroughly enjoyed living at Hot Metal Flats for 3+ years. The apartments were beautiful, the amenities were everything I was hoping for, and the staff members were always courteous and helpful. They're also very dog-friendly, and our new Akita puppy benefited in a huge way from frequent socialization in the fully-enclosed outdoor pet area. Hot metal Flats is a great apartment! The manager is really kind, the staff are friendly, and maintenance is efficient. Public areas are always clean and neat. Lounge areas are comfortable. Facilities in the apartment includes a gym, pool table, a meeting room, and outdoor BBQ area. In terms of transportation, Hot Metal Flats is convenience too. It's near the several bus stops. The complex is also secure and safe. Lastly, pets are welcome!
