A recent new annual inspection program made me realize that, after 4.5 years, I don't love this place. It has an excellent location that's walkable and bikeable. The maintenance staff is very responsive. The pools and lounge areas are maintained nicely. Security is pretty good except for some minor thefts in the garages. But I've been here for years and not once have my exterior windows been cleaned. The management office said they would do it a year or two ago, but they didn't follow through. A few months ago I needed a replacement door fob. Despite six emails, two phone calls, and two attempted office visits, I couldn't get it. So they'll say "sure," but there's no follow through. And forget talking to the manager -- she seems to be off limits to tenants. The cheap materials and appliances are a problem too. My cheap coil stove has basically no temperature control -- either full blast or off. My washer grabs the strings in my workout clothes and twirls them into crazy nests. And the cheap shower enclosure has worn quickly. After hours trying to clean it up, last weekend I finally caved and covered the shower doors with frosted glass film to hide the wear. There's more but this is getting long... So I was put off when the management initiated an annual "LA County required" unit inspection two weeks ago. They never did this before, but just after rent control comes into effect for this building, they suddenly care about the condition of everyone's unit? That's a suspicious coincidence. Maybe instead just fix things that residents have actually requested? And there is no LA County requirement for landlords to inspect units -- it's irritating being lied to. Looks like Essex has increased revenues at SoCal properties by 14.5% over the past year, so I'm expecting a hefty "repair" charge on moveout. Interestingly they only increased expenses by 5.5% over the same period, so their NOI is gangbusters. Guess I'm the fool for being an Essex tenant and not a shareholder.

I was excited to view the units today, unfortunately the staff was rude, dismissive and uninterested. The unit was subpar but not the worse I’ve seen. The floors in the hallways on the way to the unit were very dirty . I’m going to take my business elsewhere.

Great location! especially if you are looking for a walkable area, minutes away from the grocery store, shops, gas station, restaurants, cinemas and off course the marina! The complex has a good 24 gym and 2 pools surrounded with punch of grills.

We liked it. Affordable living and you can do your own cooking. I can't give it more than 3 stars because the floors where super dirty. And the bed sheets were a bit questionable. The hall way was way too dirty that was not ok. And the neighbour was smoking so much the smoke would get into the hallway which is a minus for a family with asthma. But the Jacuzzi and pool made up for some of the bad sides. We aren't that fuzzy either but you would like a clean room (floors) at least.
