We met Daniel Nolen for our tour appointment yesterday, it went very well. He told us of all the rental availability, apartment details, application requirements, and answered my endless questions. I lived in Promenade/Marina City Club for three years, and it was by far the worst rental situation I've experienced. 1) First, I never had one good night's sleep in three years. The docks outside of Marina City Club seem like there is a construction defect. The docks make so much noise. Because of this, I would wake up every hour or every two hours. 2) Secondly, all the balconies do not drain. This means you will have water gallons of water pouring into your living room and bedroom when it rains-and it's your job to clean it up. Management won't do it for you. 3) Constant loud construction. Expect jackhammers, saws, bobcats, cement trucks, and plumes of dust --over 2/3 of the time. You will get a notice every other week on your door that they're doing construction close to your unit. They'll let you know one day in advance. Sometimes the construction is inside your unit with workers inside your unit for weeks. (No discounts for the intrusion on your privacy.) 4) Air conditioners do not circulate air because there's no ducting behind the walls. Even if you run your air conditioner constantly and pay $300 a month, the best that you get to is 74° in your unit with very high humidity. Because of the water intrusion, there is always be moldy air-quality. One of my neighbors did tests and found toxic levels of mold. 5) You can expect annual rent increases of up to 10%. I've heard of $300-$900 monthly increases. 6) Daniel Nolan in the Essex "management" office is not nice and makes no effort to be nice. And he checks out 50% of the time leaving signs on the locked leasing door that he'll be back, and it always takes 1-2 hours for him to come back (long after the time indicated on the sign). Good luck calling the leasing office, because he will rarely answer. 7) My neighbor had 4 bikes stolen in less than a year. About $10,000 of stolen property. The last bike was $100 at costco (they stole that one too.) If one had 4 bikes stolen in less than a year--clearly, there is major security problem. 8) Mold is not the exception, it's the rule. Even the head of the MCC homeowners association sued the Marina City Club for mold in his unit. My neighbor did the mold testing and provided the reports to the manager showing toxic levels of mold- Essex did not re-mediate --instead, they rented it to a couple with young children. They treated us so badly that neighbors would walk dogs and meet around the mailboxes or common areas to discuss how horribly we were treated. The subject of conversation was always about one nightmare construction project or another, or whether someone had received an outrageous rent increase. I lost count of how many tenants left angry, livid and disgusted.

Lived there 3 years. Here is what I wish I had known: (1) Rent increases are exorbitant, as much as $400-800 per month increase every single year. (2) The docks creak all night and it sounds like a huge crane making this horrible loud sound all night. I was awakened almost every hour through the night. (3) All the units have defective balconies that do not drain and gallons water rush into your apartment when it rains; (4) to fix this, (see photos) Essex will send in construction crews to resurface the patios for 3-4 weeks WHILE YOU LIVE THERE. You will live with filth, dust, noise, and construction workers will be in and out for 4 week. Essex won't discount the rent or put you up in a hotel (see photos below, the guys in the orange shirt are your new "roommates"). (5) Most units have confirmed mold. This has been verified by mold testing and multiple lawsuits including one filed by Nate Holden, the former head of Marina City Club home owner's association. (6) You will hear almost daily constant jackhammers and construction, and the windows are not double paned or sound proof making it insufferable. (7) The rude Essex management act like you are trespassing and you have no rights. (8) Air conditioning that has no ducting and even if you run it all day and pay $400 a month for electricity, the coolest it will get to is 74 degrees with the pungent smell of mold. Lastly, (9) there was one resident who was bitten by mosquitoes and got WEST NILE VIRUS and was in critical condition in the ICU. Despite that management knew there was grave danger to other tenants, they did not notify tenants of the danger. The mosquito problem is significant because the property sits across from the LA basin. This is why people move in and move right out. This was the worst place I have ever lived. My health suffered, my career suffered and I didn't realize how unhappy I was until I finally got out of there. I wish I had left much sooner.

When one lives in Marina Del Rey and has to pass through the Admiralty Way every day, one cannot but see and admire the big and horse shoe shape buildings of the City Club Apartments. A friend who used their Athletic Club invited us to the City Club Restaurant there and we had a great time enjoying the ocean water front views, the food, the service and all that one needs to have a perfect dining experience. However, did not experience living there.

You must be at least 18 years of age to rent an apartment. Any occupants over the age of 18 are required to be pre-screened and added to the lease agreement, regardless of whether they will be paying rent.
