If you are going to pay these kind of rents you may as well buy a home. To be fair though I compared rents of other places and they were just as outragous as well.

I was happy at first. But this place is not safe. This month my car was broken into and 2 weeks later my packages were stolen from my front door. This has happened several times already to me and my neighbors next door. This apartment complex is really expensive but they cannot even ensure safety. Do not move here.

Updated 6/18/2021: After ~5 years, we received notice the office would not be allowing us to renew our lease. They are not providing a reason, I'm guessing because of the reviews below? I guess instead of fixing issues, they'll remove those who do not leave flattering reviews of their complex. ____ Updated 12-04-2020 - Pot smell is still intermittent. Maintenance is OK. They value money and appearance over safety during a pandemic, re-roofing the complex strangers mostly not wearing masks. They repainted most of the buildings, causing more random people to be around the complex, again mostly not wearing masks. The last few weeks they have been sending out aggressive emails about repainting the parking lots, but they send them several times a day, and change information frequently, good luck! ____ Updated 08-30-2020 - Pot smell is still intermittent. Maintenance is OK, but don't hold your breath, unless it's causing damage to the complex. There are more people living here deciding to work on their vehicle with angle grinders than you would expect, or sitting with their tweaker system idling playing bass at 2 am than you really want. No longer feels safe ____ Updated 06-28-2020 - Pot smell is intermittent still, Maintenance is great if the issue is simple, and a 5 minute fix. We however had part of our ceiling damaged 7-8 months ago due to an upstairs neighbor dripping water and somehow overflowing. We were told that the office would schedule a contractor to make repairs. 7-8 months later we reported another leak in a different part of our unit caused by the AC. Maintenance showed up day 2-3 after submitting an emergency request that property damage was occuring, and took the cover off, and stated it needed to dry out, so they would be back in a couple of days (actually 6 + days). Doesn't feel like we are living in a $1300 apartment. ____ Updated 04-23-2020 - Pot smell is back. Also I cannot express how disappointed I am with the decision for this apartment complex in deciding to re-roof all buildings during a shelter in place order. A project that's expected to take a month. Both the crew of strangers walking around without masks on, and the banging from sun up to sun down. Really, this is essential right now? ____ Updated 03-20-2020 - We've had several "neighbors" move out and no more pot smells so far. Have had some minor bug issues (ants) with all the rain, but nothing crazy, and the recent \ frequent spraying helped a lot. Office staff are still great, maintenance is quick to respond. ____ Updated 01-06-2020 - We just renewed our lease with an increase in rent, and while most of the items below are true, low crime, great office staff, ok maintenance. We have been dealing with the pot smell off and on for months in a smoke free complex. Unless it's corrected we will be moving. We don't care what other people do in their own units, or about people smoking, however there is little to no separation of the HVAC between at least 2 units, and one of our neighbors has been smoking enough to wake us up in the middle of the night. While I understand the office or security may not be able to do much about this, it is frustrating. ____ 7-18-19- Crime in the area is still low, we have been in our new unit since December, no issues with bugs, or really anything. The complex is suppose to be smoke free, but one of our neighbors is smoking pot and it comes through the vents. Food smells are one thing, we've reported it 6 times since Feb, and the office has sent a few notices, but the issue persists. Office and maintenance are still great with everything else. ____ Updated 1-15-19- we're going on 3 years here. Mary in the office is great to work with, the few issues we've had we're resolved quickly. We recently changed units to a 2 bedroom in a different building. Still no insect problems, and maintenance has been fast to resolve any issues. ____ 6-2018

I applied for Hilton heads and was immediately approved. The staff that I came in counter with was very nice and helpful. They were able to get me into my apartment in no time. If their was something I needed to know. I would call, and whoever answered the phone had no problem helping me. They keep the grounds up, and it's surprising very quiet. Also the maintenance is very quick at responding and completing a work order. Overall I'll say these apartments are good, safe place to live. Especially if you have a little family or if your single.

Per the City of Dallas Ordinance Code, no gas/charcoal grills allowed to be used/stored in patio or patio storage. Only electric grills can be used or stored. We have grill areas throughout the property you may use.
If you live in the Hilton head apartment you can hear them washing clothes and all. But now that i live in the xanadu I don't hear the machines because my bedroom is across the hall from the kitchen.
Probably water electricity,I don't know if they have a trash pick up charge.
Residents have installed their own in the past but must have internet connection to use on mobile device.
