Maintenance was really quick. I put a work order in and they came in same day to fix the issue! Thank you Rex and Steven! I have also worked with Sam at the front desk and she has been extremely helpful and responsive.

Waterford RINO staff is incredible and is activity making improvements to the building and the tenets experience. The staff is always friendly and welcoming. This is the best price I’ve found in the area and the amenities are outstanding. Well maintained pool, gym, cold brew and sparkling water on tap at all times. The building is easily accessible to great restaurants, climbing gyms, and bars all within walking distance. Couldn’t recommend this apartment complex enough.

Terrible complex. The security system has been down for half a year. The parking garage has been open the whole time, there has been lots of break-ins, stolen parking spots, and homeless wandering around. The managing company is raising rent $300-$500 a month across the board and nothing ever gets fixed. Their response to a break-in of the mail room was to forgoe a locked mail room and instead remove all responsibility for themselves by just placing mail at your door where anyone can steal it. The management company could care less about your experience or solving problems because the demand for rentals is so high that they can fill your place if you leave.

Mar 2020 Update: I lived in this apartment from Dec 2017 to Feb 2020. Per my previous post, I enjoyed residing here under the previous management company (no excess charges, super responsive, etc). I decided to not extend my lease because of my overall dissatisfaction with the current management company. BE AWARE of all the charges - they will accumulate. In addition to your base rent, garage, and your own apartment utilities (electricity, valet trash, etc.) you will ALSO be responsible for "community" electricity, trash, sewer, water, etc... At final move out, I was charged an obscene amount of fees for normal wear and tear of living in an apartment. A $75 vacuum cleaning that turned to $115, $50 for enzyme cleaning, and $200 dollars for replacing refrigerator bins? I didn't have a security deposit at move in, but they should made it a point to collect money back. I thoroughly cleaned my apartment and left in great condition (see the attached pictures and invoice charges) - $395 in final move out for cleaning and replacing bins is ridiculous and straight up price gouging!! Also, when I lived there, the apartment would have a serious sewer smell that would emanate from the water heater closet. I contacted the leasing office and the previous manager several times -- but there was never a response. Check the the water heater closet and make sure there isn't a drain there. Otherwise your apartment will reek in the summer and they won't do anything about it. I think there are plenty of other options in the RiNo area and I would strongly advise you to do your research before signing a lease here! _____ The quality of living has decreased significantly since the new management company. The rent amount on the portal is often accurate and I'm being charged duplicate amounts. I've emailed the manager twice -- and no response. I've physically gone into the office 3 or 4 times to address the issue, and the staff note my name/apt. # but the issue hasn't been resolved. This has been happening over the course of two weeks with no communication from the property manager. The least they could do is be responsive even if the issue can't be fixed immediately. Please communicate with your residents what is going on.

There is a washer and dryer in each home. We also offer on-site dry cleaning and laundry service.

Is this dog friendly?

Yes. There are plenty of people that live here that have dogs. There's a patch of grass next to the building where owners and dogs like to congregate.
