The location and caring community is worth at least 5 stars. 2 stars off because the present park owner appears to double down on ruthless business practices and many homes are vacant. If the owner goes under or starts doubling down on love it will be a better place to live, fully occupied and more profitable 5 star park. Good news is that you can buy the remaining privately owned homes inexpensively right now.

Pros Best location. Cute little homes. Really great little community and close to everything. A block from the beach! The cons. Zero parking. You only get one spot per house most homes. Some have two. Lots of loud cars and motorcycles race down Huntington street occasionally so if your sensitive or easily annoyed by loud sounds but there are plenty of quiet times too. Occasional construction as they build new homes so be prepared for that too. Over all an amazing place to live and I’m very happy here.

Some buy and some rent directly from Surf City Beach Cottages. Buying time can vary. The park has to approve your application first. And it depends on if you have to go through escrow or not. Be aware...just because you make an offer that gets accepted, the park can then deny your application. Good luck!
There is no land lease, only space rent .
After you buy a home, the monthly space rent is $1600.00 to 2500.00 + . There are some homes for lease (Without Buying). I think a studio lease is about $2600.00.
