Was a prospective tenant but upon seeing the upkeep of the grounds I was slightly turned off and dissappointed. Hit a giant crater (pothole) and almost damaged my car and fell into the middle of the earth…and there were several. Most were located right in front of the leasing office which is not a great look. Im not aware of your finances but I am pretty sure there’s enough money within the budget to at least fill the massive potholes if not repave those areas. Not to mention trash scattered in some areas.

We've lived here over 3 years and like to.get the word out that these apartments are great,the staff is beyond helpful and really take pride in there job. It's nice that we have been treated like family since day 1 .my son has made so many friends and even during covid the staff went above and beyond to make sure all resources were available and made sure we knew all our options. Teri is amazing and always so respectful as is Loni. The matience Kevin and Steve and the rest of them are polite and our matience request are always quickly resolved. Can't belive ots been over 3 years since we lived here already and proud to say the best 3 years we've had all because we feel safe in a great environment and complex. It's been a honor to live here and Loni and teri thank you for always treating myself and family like family . Highly recommend this complex. Only request is hope by summer there can be a new playground THANK YOU ABNEY LAKE!!!!!!!!!

Do not move here. First of all, the apartment I was given had a huge hole in the wall. I had a constant pest problem because of it. Maintenance came and basically plugged the hole in with some sealant, but the mice kept chewing through it. There was also a huge hole behind my stove so the mice would come in from that hole too. Pest control came out and basically laid two traps down. I went to management several times about this pest problem and they did not care one bit. They basically told me it was fall time so it was inevitable I would get mice. My bathroom closet is right next to the water heater, which was leaking. There was mold growing in the bathroom closet because of all of the water. I have had packages stolen because some mail carriers refuse to deliver to the parcel system. The leasing office is closed at random times. They are never open on the weekend despite the sign saying they should be there on Saturdays. When I first moved in the blinds over the patio door were literally falling apart. Maintenance only replaced it because I complained about it. The carpet in front of my door was coming up because the rubber stopper underneath my door was coming up and catching on the carpet. When I complained about this the maintenance guy tried to tell me that my 5 lb yorkie chewed up the carpet instead of actually looking at the door. The apartments are cheap, but totally not worth it. Management here is a joke.

My husband and I have lived at Abney Lake Apartments for close to 2 years now, and we've been very happy. Maintenance is great, friendly and always fill our Service Requests within 1 or 2 days. We we're late with our rent once or twice due to events that were out-of-our-control and the management worked with us. If you want an affordable beautiful spacious apartment with lakes you can actually fish in, I highly recommend Abney Lake Apartments.

I hate them...I've been trying to find it myself...i just get to the M2 group..i sent them something and that was over 2months ago. No response as of today. Im convinced the ENTIRE company is slum lords
I like my apartment. I dislike my upstairs neighbor. That would probably be my only complaint. They are loud and bump a lot and when she cooks it smells HORRIBLE! Maintenance is fast whenever there is a problem. The buildings are clean and have security doors. Plenty of parking. Trash pick up everyday. Courtesy officers are always there at night. Overall I feel safe and I don't regret my decision to move here. I renewed my lease last November

A FICO credit score greater than 500, if you do not have a FICO score, is fine. Gross income of 3 times the rental rate (that's before taxes) Good rental history where you are now. Yes, we accept pets, but we have a breed restriction on Rottweilers and Pitbulls.
Yes, you can burn candles or have wax melts in your apartment. You should make sure you have renter's insurance as well as liability insurance in case there is a fire, the liability insurance will cover the damage to the physical structure (your apartment/building) and the renter's insurance will cover the loss to your personal property.
While it is in the pet addendum, we do not enforce that.
