I’ve lived here since Sept 2021 with two different property management companies. I’m deciding to leave to be closer to work, but here’s my take on The Urban. Pros: -Covered Parking: I’ve never had an issue with someone in my spot even when open ones are full. Parking can get overcrowded, but there’s a side street nearby for overflow. -Reliable Appliances: I’ve never had major appliances go out on me. The AC being the most important. -Great Service: Whenever I’ve dealt with the front office or maintenance, they’ve all been kind and responsive. I had to get an old ceiling fan replaced early on and it was a smooth process. -Comfy Layout: I live in a studio, and it’s got plenty of space for my things and the layout makes it seem bigger than it is. Cons: -Claimed “Gated Community”: For as long as I’ve been here, the gates have never worked at the same time. In this area of Phoenix, a gated community is important and this should’ve been fixed a while ago. -Loud Neighbors at night: It’s not uncommon for people to be loud in the common areas, like the pools, until 2 in the morning. -Pool: I live on the south end of the property and the pool back here gets dirty quick and is rarely cleaned. I’d say the property is better now than when I moved in a year ago, but more can be done to improve cleanliness and standards, like the gates getting fixed.

I have lived here for about 5years and solely stay here because it’s close to my job. Save yourself the headache and don’t move here . The management/ front desk are rude and NEVER HELPFUL. They just updated the portal for residents , which charges you 27.22 for a “convenience fee” . Good luck getting anyone to answer the phone. Leave a message or write an email and they don’t even answer that. I 9/10 have to physically go to the front even for simple questions . The front is nice and clean to lure you in but the back of the property is gross .

Horrible service! Management never took care of a work order to resurface my bathroom. I went almost all year just using one bathroom but paying for two. They raised the rent and informed me last minute. They are infested with roaches. Definitely not worth $2000 plus. Staff can be very condescending try specially a girl named Justice. They will make you stay an additional 31 days and pay for when you are trying to move out even though they do not give you a proper notice. No people skills at all. IF POSSIBLE STAY AWAY FROM THIS PLACE. Avenue 5 residential is the property management company and the reason why I moved out after 4 years.

I do not recommend this apartment complex. My husband and I moved here to be closer to work and would have preferred to renew our lease, but we rather add the extra few minutes of commute than to have stayed here. The complex changed management more than once during our year there, each time getting worse. Whatever management team is there now was literally the worst I’ve ever dealt with. They are unprofessional and will lie to your face and then deny it when confronted. Phones/ emails are never answered. After our lease, they told us that if we were charged any additional fees, they’d let us know within a week. However, a month later, we received a bill directly from collections, without warning. It was a very unpleasant last few weeks at The Urban, due to the lack of professionalism, communication, and customer service of the new management.

how much do you pay for utilities on average? (what size unit are you in)

Utilites are not included...you pay for water trash and pest control...and a 23 dollar fee to pay online as they prefer it...and for a small apartment the rent is not worth it...you can rent a house for the price of their apartment.
