Our experience with the Good Life Management Company was fantastic!!! We had a self-guided tour of the property for rent and that was very convenient. They also have a user friendly, straightforward, online system to complete the application. Super Convenient! I made a mistake when submitting my application and they kindly helped me with re-submitting a new application with no headache. They made the whole process very easy. Within 24 hours of submitting the application we received the approval email. I needed more time to go through the lease details and make the final decision, so they kindly extended the deadline for us. Also communication was excellent. Always responsive. Brandon was helping us and answered all questions we had before signing the lease, over the phone and via email. We are glad we had a chance to rent a property that’s managed by this company.

Our job, as property managers, is to manage multiple properties. A regular inspection of your property is also conducted by us to ensure that all is well and that any problems are dealt with before they deteriorate or become more costly to fix. When an emergency occurs, you have peace of mind knowing someone is on call and will respond promptly, so you are not disturbed. Regular inspections are conducted to make sure tenants are taking care of the rental property.
If you would like us to take care of certain bills, then we will require a cash reserve. We can pay anything except for mortgage and insurance bills.
Yes. Approximately 3-4 months prior to the lease expiration, we will contact you about renewing the lease. We generally recommend increases of 2%-5% annually depending on the market.
It’s usually best to wait until the home is vacant to sell it. However, if a client needs to sell while it’s occupied, we will work with the tenant to make sure things go smoothly. Our partner real estate brokerage, GreenHouse Group, helps our clients sell their properties for top dollar and make the experience easy for you. 1. If you are not a resident of California, the California Franchise Tax Board (FTB) requires property managers withhold 7% of the gross rent and submit it to them. 2. If you are a California resident, you simply complete a Form 590 which we’ll send you with the management agreement. 3. If you are not a California resident you can apply through the FTB for a Waiver or Reduction from the 7% withholding, more information will be provided in your management agreement. You can only visit anytime the property is vacant. When it’s occupied, we ask owners not to visit the property. It breaks the buffer between you and the tenant and hurts our ability to effectively manage the property. To make owners feel confident the home is being cared for, we do an annual inspection and take photos of the property.

"At Good Life, we offer what is called the Good Pet Guarantee. At no additional cost to Owner, Manager will reimburse any damages caused to the home, above fair wear and tear, resulting from animal(s) approved by Manager in excess of the security deposit, up to $2,000 total. This will eliminate having to ask for an increased security deposit, thus lowering tenant move-in costs and possibly leasing your home faster. To implement this program, the manager will charge and retain a pet rent from the tenant. "

We expect tenants to be respectful of the property they are leasing, responsible in keeping the property in good condition, and prompt in their rental payments. We always conduct thorough background checks on applicants to ensure that the people who rent our properties can meet these expectations. We also follow up references with past and present landlords to confirm a history of timely rent payments and proper maintenance of the property.

Once per year we do a walkthrough of the property and prepare a report.
On the 1st of each month, we deposit the prior months rent into your bank account. We also send you an owner statement detailing income, expenses, invoices, and photos of any maintenance work that was performed that month.
To build trust and give you flexibility, our agreements are month-month and cancelled at any time with 30 days’ notice.

1. We use a professional after hours maintenance service who is available 24/7/365. This company takes the call, troubleshoots, and dispatches emergency repairs based on our instructions. 2. If warranted, they contact the property manager after hours to help manage the situation. 3. The next business day, you will receive an update regarding what happened and the actions we took. 4. It’s important to note, after-hours emergency maintenance is handled without prior notification so that your property and the tenant are protected (and so you can sleep:).

For Vacant Properties * We create an inspection report and share it with you. * You approve all maintenance costs over $500. * Work under $500 we get underway ASAP so we can get your property on the market. * We have relationships with professional 3rd party vendors who handle all maintenance work. For Occupied Properties * The tenant submits a maintenance request and you get notified. * We troubleshoot common issues with the tenant * If needed, we dispatch a preferred vendor who schedules a visit with tenant * If the work is over $500 we contact you for approval. If under $500, we make the decision for you so it’s fixed fast.
Remove all furniture and other personal belongings. Renting unfurnished is better unless you are doing AirBnB. If you want to handle any repairs yourself, follow these simple guideline: o All walls professionally painted (trim painted as needed) o All systems and fixtures checked for proper functionality o Smoke alarms with 10 year sealed lithium ion battery installed in each bedroom, living area, and each level. CO alarm installed on each level o Landscaping should be well maintained o Home should be professionally deep cleaned, including any carpets.

Most of our properties accept pets. If you have a dog or an ESA, you will submit a Pet Screening profile. This is a third party company that Good Life uses to screen pets. There is a $20 screening fee that goes to directly to Pet Screening and a $40/per pet/per month pet rent charged if your dog is approved. If your animal is an Emotional Support Animal or service animal and is verified, you will be refunded the $20 and will not be charged a pet rent. Cats are exempt from Pet Screening.
We strongly encourage you to view the unit. If you have not seen the unit, your application may be subordinated to other applicants who have seen the unit.
Please view the property ASAP. After you have seen the property, apply online via our website. Make sure you follow all the application instructions. If you follow the application instructions, you will have the best chance of being approved for the property.
We do not accept holding deposits.
Unfortunately we cannot use outside reports. Our report runs a criminal and eviction check as well as a credit check.
Every adult living at the property must complete an application.
We process all applications using a qualified scoring sheet, which can be found on our website. In turn, we select the best tenant. Only fully completed application packages will be processed. An incomplete application package will not be processed.
