I had an S2 floorplan on the third floor. I never had issues hearing my neighbors above or to the sides. The pool side view was nice and it gets shut down before bedtime so you can sleep in peace. I moved in during the pandemic and had to figure out the amenities on my own. The lounge / rooftop bar is pretty cool. The pool does not have a lot of functional space, so it's best to get there early on the weekends (early afternoon). I worked from home and burned out many of the light bulbs in the kitchen area. Maintenance would usually replace these within a few days, with a few exceptions. The maintenance staff is very friendly and told me they used to party in the vacant apartments. The living room area did not have a light fixture, but maintenance told me they would install one if I bought it. Having the kitchen directly across from the bedroom nook was not desirable. I had to block out the lights from the microwave, outlets, and stove timer to make it dark at night. Febreeze was handy when I cooked smelly foods. The parking garage was kind of a mess. I was given different instructions on how to install the entrance sticker on my car by everyone I talked to. I recommend having them install it for you or parking on the street in the back. I parked in the street for the last few months and did not run into any problems (granted I wasn't driving much during the pandemic). The parking garage is also fairly narrow. I drive a mid size sedan and everyone needed to get out of each others way when passing. They could use a few more mirrors on the turns. If you walk into the building during office hours (no key fob required), you can access the residential area through the mail room's stairs. This always made me nervous in terms of security because the apartments only have the deadbolt, but I never had any issues. I chose this place because it was in between my office and downtown KC. It is in a very safe part of town and had a lot of restaurants within walking distance. You can walk and bike in the neighborhoods near by. I would live here again if I did not find a suitable place in downtown KC.

On the plus side, it's a great location. The courtyard has a resort feel. On the downside, I transferred from one apartment to another. I put in for the transfer 2 months before the move. On the day of the move office staff was not aware of the move. I spent over 4 hours working with staff. I was never offered any compensation for the time, frustration and grief. 20 days after the move, the financial issues have still not been taken care of. They do not work to make the customer happy.

We loved our time at Avenue 80 in our beautiful apartment. The amenities are great and the staff was always friendly and helpful. The maintenance guys are friendly and seem to take pride in their work. Lauren in the office always took care of any issue that we had. The only con is parking can be somewhat difficult for guests. I would highly recommend Avenue 80 to anyone that wants to live in the heart of Overland Park!

Great spot in a rapidly developing area. I love downtown OP and the businesses that make it a great spot are still here, along with the expanding farmers market! If you are looking to tour or move in, talk to Danielle! She, and the rest of the staff, made everything go very smooth during the move in process on top of being incredibly fun and friendly. Shane and the rest of the maintenance crew completed our move in work orders (including an electrical problem with an outlet) very quickly and everything is great now! The place is clean, and, the community events are also a fun time.
