Utopia is a great property management!! Also We had some plumping issues and they responded great to the issue . The best maintenance man was Armando. He fixed the problem fast and was efficient .

I have never once done a review before; however, I had to share this experience to warn others. We put in our applications and had a few questions about the listing. So we called the office and they transferred us to an agent, but they were out of office so we left a voicemail. We gave the benefit of the doubt that they were busy so we waited a few business days for them to call us back or email. Since we got no contact back we became unsure if our applications went through or if they got our message, so we called again. Still no answer. We absolutely loved the listing, so we called twice a day for a week and not one single time could we get ahold of someone. We were sent to voicemail every single time with not even a call or email back. Absolutely horrendous communication. And when we finally got ahold of someone, they told us the place had been leased, AND they complained about how we “called too much”… so they were seeing our calls but not returning them. It’s not how you run an ethical business and the application fee was a such a waste of money. It was literal robbery. They knew the listing was closed yet continued to accept application fees. They keep their applications open after they already select a resident. I doubt this place gives back safety deposits with their lack of communication and sleaziness. I also have read many other reviews confirming this. Terrible management.

I rented a property for 1 year while my husband and I looked for a home to purchase in Chula Vista. The whole year was a disappointment starting with the move-in. Utopia claimed that the property was "professionally cleaned". The property was filthy, there was hair and dust left everywhere. The refrigerator was disguising. We had several maintenance calls placed from the a/c going out, garage door repairs, hot water not working, rats, blinds and all light fixtures were rusty and mold in the refrigerator. The owner refused to replace it for a new refrigerator and light fixtures stating is wasn't necessary. The maintenance personnel even stated on all of their visits that the property was in poor shape as far as basic upkeep. We were told to get all the utilities put in name which we did. Only to find out that we were getting charged by both Utopia and MeterNet. We discussed this several times with Tatianna but long behold we still kept getting a separate bill from Utopia. We gave notice to vacant at the end of our lease and sent back the request that we wanted a move-out inspection done. We even called to verify if they received it, in which they did because we faxed it in. We received no move-out inspection as we requested. No communication at all. I turned the keys in on the 30th of September, the lease states they have 21 days to provide us with our deposit and an itemized list of move-out charges. Today is 20 OCT 2021 and it is our 21st day of the keys being returned and nothing. I called and was given a dismissive attitude to our concerns. They responded at me and my husband as if they were being attack. Only apologized for us not receiving the move-out inspection that we requested per the move-out request form. The representative stated that a move-out inspections is not required which we know BUT we officially requested on and it was NOT granted! It was only when I called and spoke to a Vanessa OR Madelynn that they are just now now (on 20 OCT 2021) closing out the account pretty much at the last minute. So we will get a itemized list of things that they can only say were damaged because they purposely DID NOT grant us a move-out inspection. The only excuse that was given was that since we moved in the representative that was working with us has since left and is no longer with them. How is that our fault that Utopia Management cant be professional enough and follow-up with residences on important issues as far as a move-out request. I am very unpleased and upset at the lack of professionalism that has been shown to us. I will follow-up with the review when I get the itemized list which I believe Utopia will overcharge us on repairs that were no fault to ours. I have included picture of the condition of the property at the time of move out on 30 SEP 2021. My husband also called because I was dismissed, after he talked to a representative he was unpleased at the dismissive response as well. He asked to speak to another supervisor. He was told a Robbie will be calling him back. More to follow. 20OCT21 Robbie called my husband. He basically said they are still in the right. Its our fault we didn't get a move out inspection because they failed to check on clients a previous employee had. Robbie stated they needed to replace light bulbs but we have pictures of all lights on and working on September 30th. Labor for replacing the air filter which the a/c tech couldn't do at the time of his maintenance call. We had to purchase the filter. We left it to be replaced but charged labor for it. Batteries for the fire detector which we had checked and they were good to go. The fence was damaged. Record's will show the fence had severe termite damage instead of replacing the whole fence the maintenance just took the top of the fence off and nailed a new piece of wood there, but we're being charged for an obvious termite infested structure. The conversation went left my husband requested to speak to higher management again we were put on hold and sent to a Victoria's voice-mail. More to follow.

I t's been almost two months with no trash can, you all lied and said I could put bags out. I am so tired of you all wasting my time. I need someone out to get the electric working...the breaker box only works for part of the house...

Good Morning Carol, Our office has responded to your email as well as the text messages you have sent this morning. As per our last conversation in regard to the trash bins, we had contacted the City of San Diego Environmental services. Per the City an application was to be submitted for new trash bins which we have done, and while submitting the application we made a request for manual trash pickup service. The process takes the City of San Diego approximately 3-4 weeks however we are currently holding online now for an update. We have also assigned our maintenance department who will be sending someone out for the electrical issue in the home. Please let us know if there is anything that we can assist you with. Hello: As of 5/1/2019, the property owner has requested that we no longer use our readily available maintenance technicians or our vendors to address maintenance issues on his properties. Instead, we have been instructed to refer all maintenance issues to them directly and they will use a handyman of their choice to address issues. As such, we do not have any control over contractors not affiliated with Utopia. Additionally, we must comply with the property owner's instructions. Your request was received on 5/9 and immediately forwarded to them. We do apologize for the delay in their response and the inconvenience.
