Will they work with eviction? I don't want to come in and pay app fee only to be told, they cannot work with me or tell me some extremely high deposit

You would most likely pay a higher deposit if they work with you.
They except anyone. They charge too much they bug alot... And they come in unexpectedly. Thats why its always leasing ppl leave bc it's unsafe.
If you are willing to pay a hefty fine than you can break a lease.
