There are no fees to use the beach. But i wouldn't swim there.... To use the pool you mist be a resident or come in with a resident as a guest.
No you don't you will just have to pay extra.

I don't believe so. There are signs upon entering the parking lot saying for residents only, but the people by the entrance let us in without any issues.
