Your salary must be at least 3 times whatever your rent is. For example, if your rent is $500, your salary must be at least $1,500. I lived there for 5 years and one year they raised my rent from $605 to $748. When I threatened to leave after paying the increase, they then promised to not raise my rent again if I signed a new lease, which I didn't. I left and never looked back. They also have 2 very small pools and one was closed the last summer I was there. Silly rules also. Several friends took my advice and avoided Canterbury,..you should too!
Credit score and how much you make and I think it has to be twice the amount of rent that you make every month you will also have to pay first and last months rent and a pet deposit

Just make sure you don't end up in the hospital, otherwise they'll evict you and toss your stuff out for everyone to rummage through.
