Nothing is included in lot rent. You pay all utilities. And maintain your lot that is not owned by you-yet you are fined if your grass or decor isn't in top shape at all times. The OWNER divided the property in half when he purchased the property so One Half of park is county water and the rate is twice what city water users in the front half of the park pay! You pay for tree trimming on easement that the park should pay for. You pay property taxes disguised as Pass thru tax. You pay for trash, water, electric and any monthly dinner for tenants. Owner does NO maintenance. Pool is barely maintained and is often closed due to water being poorly cleaned, pumps and filters constantly break down. and hot tub is nasty and broken for months on end. Office is staffed by family members of the owner and they are extremely rude to tenants! This park is constantly engaged in law suits against the owner. Latest? 3 years long! Do not rent here if you are looking for decent rent with amenities.
Pool and spa are maintained. The owner and management have nothing to do with the monthly dinner , that is sponsored by the homeowners. Potential owners receive a rules and regulations and prospectus of the community before buying and are given the prices of the leased land sizes and lots. Everything is explained in these including the pass on tax to the maintenance of your lot which also included tree trimming. The water usage has nothing to do with the owner. That is how it is set up through the county and city.
