Seaside LLC has been working with Kevin and his team at RMS since 2014. Kevin has been very responsive and professional, his team is friendly, thorough and prompt to respond to inquiries posed. They appear open to feedback and when an issue does arise it is addressed in a timely manner. RMS has an efficient website, that is comparatively easy to access relevant data when needed for supportive reports. Our properties are well managed under their supervision.

Update: RMS and I were able to reach agreement without intervention and the majority of my security deposit was returned. They reached out to me following my initial review below. Kaydee was responsive and worked with me to reach agreement. Tenants beware and go with a reputable property management company if at all possible. Stay clear from this company. I would provide zero stars if possible. I reached out four times for more information / details about why nearly 3/4 of my deposit was with withheld because the charge listed on my security deposit was vague. I did not receive a response back with any detail. Now that I own a home I would never recommend this company to renters or property owners.

RMS has managed several properties for us over the past 25 years and we've always been able to rely on them. They've kept us informed of any problems and acted to take care of any maintenance issues or tenant needs. They have good relationships with contractors that I can trust to do top flight work in a timely way, that have often saved me money. They provide detailed monthly financial reports and are always available to answer questions and make recommendations. We've seldom had vacancies, but when we have they've always had our properties rented again in less than a month. We've even rented through RMS in the past and found that they had a varied selection of properties to choose from and found just what we were looking for.

UPDATE: RMS and I have settled our issue professionally without intervention. I will always support and recommend people to work with RMS for their property needs. We rented a home for over 5 yrs. RMS was generally professional during this time .....until we moved out. We have been charged a $300 cleaning fee against our security deposit. We were told NOT to overly clean as they would be using a service to do so. Unfortunately for them I know the owner quite well as he would stop by periodically an d he informed me that NO cleaning service was ever used.

It is the garage. They tried to break into and they damaged it. I need it as soon as possible. They repair it or it is already a very old curtain.

Oregon state law says that rent cannot be increased in the 1st year of tenancy and the increase can be no more than 7% plus the Consumer Price Index (CPI) Hope that helps!
