The Ladd building is a great place to live if you do not have to interact with the leasing staff. They are overworked, misinformed, undertrained, and spread way to thin to give acceptable services to residents and potential residents. They are doing the best they can, but their frustrations about the work environment are often taken out on residents. For example, the leasing staff have no training on the portal used for payment, requests of amenities, signing documents,etc so issues will arise (as with any software) but they are not equipped to be of help with these issues. During our tour, multiple promises about reasonable accommodations being paid for my Ladd were made and this was misinformation. Upon our formal requests of a wheelchair ramp, we were instructed that our only option to receive this accommodation would be to pay for it in full. This is in alignment with the reasonable accommodation laws of Oregon, however it was solicited as a guaranteed thing LADD would pay for when they were marketing the unit to us. Get everything in writing and stand your ground. On a different note, the maintenance staff are so incredibly kind and personable. I have always had great experiences with them and all of my concerns are helped in a timely manner!

David (Maintenance) was amazing! He was so quick both with his response time and his work on the repairs! Overall Ladd has been such an amazing place to live and I have loved every person I’ve come in contact with throughout my time here!

The maintenance staff is extremely knowledgeable and always friendly. I've had a couple email interactions with David Jenkins who responds promptly and has been able to provide me with specific details about the Ladd's construction methods and materials that have allowed me to accomplish some great home projects. I also frequently see Janie and Steve around the building who both make this community feel more like home!

While there have been some issues with security downstairs in the garage, we are getting a security makeover and have a new manager that appears to be competent. It's a great part of the city to live right next to the museums and Arlene Schnitzer Concert Hall. Safeway is barely a block away and the coffee machine is a nice bonus (And I'm hoping the donuts are a permanent addition!) I'm very happy with the large storage unit attached to my parking space. I've recently been checking out some of the other places to rent; many are much more expensive yet a step down. *******UPDATE AUGUST 31 2018******* I changed my review to a 3 star review. In anticipation of a reply from the management, I will concede they don't have control over what happens in the park. This is more of an inept police department/justice issue. The Bad: - The awesome new manager, Dustin, left without 2 weeks notice. We have had four building managers since I moved in February 2018 (two interim managers and two actual managers.) The donuts were Dustin's idea so don't expect morning pastries. - The South Park blocks have been overrun with dangerous druggies. You can hear them shouting insanities all night long (even from the top floor!). I'm a 5'10 200lbs man and I get scared sometimes (what if they have a knife and think I'm out to get them in their drug-induced paranoia?). - Orange needle caps are in every direction (don't wear sandals!) - I'm leaving; I found an apartment in a better area that is 25% larger, significantly nicer, and 20% less expensive than my penthouse at the Ladd. - Stay Alfred (it's like Airbnb but for commercial property owners) turned my floor into a hotel. Isn't the Penthouse level supposed to be exclusive? Kinda ridiculous to verify income and run a background check when anyone with a couple hundred bucks can get access to my floor. So much for controlled access. It's become a regular duty to show suitcase-towing tourists how to use the elevator, find the parking garage, or reach the lobby. Very, very unacceptable! I am not a concierge!!! - They should have put a priority on fixing the problems with security (a whole bunch of garage-level storage units have been ransacked) and management before the mass exodus of long-term residents. Hotel Ladd no more! The Good: - The interim manager is good, but overworked. I don't blame her for the problems that persist. - The new security company is a 100% improvement over Signal 88. - Lots of available apartments (ha ha). - The new concierge staff is excellent.

Currently they range from $1,400.00 for 489 square feet to $1,990.00 for 582 square feet. All available units are posted on web site. "Urban 1 Bedroom" is just another style of studio.
It's not huge, but it has a variety of machines and free weights. The elipticals, treadmills and bike have screens that can be used for media. There is a rowing machine as well. For its size, the equipment is all very nice, and the room isn't incredibly busy. The pull up bar is rather close to the ceiling if you're tall. There is also a smallnook that's good for stretching, free weights, etc.
