Jenny was great guide for my first foray into the Tacoma real estate market. As a first time homebuyers she gave me a much needed overview of the market before we got started with the search. Do what you are doing- search online! Ask friends or family if they have a referral & contact a few Realtors that actively work in the area. If it’s not evidently clear where they work or how many homes they sell, but you feel like they would be a good fit personality wise, call them and ask! Interview multiple Realtors before you commit to one. You will feel more confident moving forward knowing that you were an active participant in choosing your Realtor. And yes- I would love an opportunity to help you sell or buy your home in Tacoma! Here’s a short resume: To date (7/21) I’ve sold over 325 homes & continue to represent both buyers & sellers in the greater Tacoma Area. I’ve been licensed for 7 years & since I began my career I’ve ranked within the top 1% of Realtors in Pierce County. No and here is why - the number of homes that are for sale (aka Inventory of homes) continues to be very low. Officially we have .8 months of homes for sale. What this means is if no homes were to be listed, ALL of the homes would sell in .8 months. One of the primary indicators for an inflated market is the number of homes on the market. What WILL impact the Tacoma Real Estate Market are interest rates. Currently they are hovering at 3.25%. It's projected (much because of rising inflation of the USD) that interest rates will rise to 4.5% by the end of 2022. THIS will have a huge impact on affordability. Even still, Tacoma's Real Estate Market continues to be one of the most affordable markets to buy (stills!) compared to the surrounding areas ie. Seattle
The Tacoma Real Estate Market continues to be a very strong sellers market. Inventory in Tacoma is extremely low (less than 1 month of homes for sale) and we are seeing many buyers shop through the holiday season. In a nutshell, all of the statistical indicators show that it is a great time to sell you home. The real question here is; is your home ready?! Hire a local Realtor who will council you through any items that need to be complete to optimize the sale price of your home.
Absolutely. New construction is sparse within the City of Tacoma because of limited land. When new homes come available, they sell quickly! Puyallup, Milton, Graham and Lakewood are areas you can expect to see more newly constructed homes. One of the primary differences when you buy a new home in a new site development (vs. a stand alone new home in an already established community) is the involvement of HOA (Homeowner Association). Familiarize yourself with HOA's and make sure it is something you are satisfied with. If not, purchasing a new home in a site development may not be for you. Right now we are dealing with major supply chain issues. If you purchase a home that is under constructions, be prepared for delays - have a back-up plan for where you will stay while your home is being built and expect a delayed completion date.
Do you know what Knob and Tube wiring is? How about Galvanized plumbing? In partnership with your Realtor, you should understand what these systems are and how they differ from the modernized systems that are installed in new construction today. Homes that are advertised as “fully renovated” often have some older components left in them. Don’t assume that your “like new” home has completely modernized systems. On a personal note, every home that I have ever purchased has had older electrical, plumbing and sometimes original concrete or clay sewer lines. I had them fully inspected and for my first home decided to leave everything “as is”. Although older, it functioned perfectly and was not deemed a safety hazard. 1. Hire a local Realtor. Someone who intimately knows your neighborhood and the surrounding area. Working with a Real Estate Agent that is unfamiliar with your neighborhood AND is not experienced with helping contingent Home Buyers and Sellers, is like hiring a foot doctor when you have hip pain. It might work out, but why risk it? 2. Talk to a lender if you will be obtaining financing for the purchase of your next home. 3. Prepare your home for sale. Have your house ready for sale COMPLETELY so when you receive an offer on your home, you can focus your attention on the new home you are buying. Everything (including most of the packing) should be done before you list your current home for sale in Tacoma. 4. Find your next home. If you do not want this to be a rushed decision, consider getting a short term rental for a few months while you shop around.
