Signing with the district at Hamilton place is theft. They will lie to you and tell you a small deposit then come back after you paid $250 just to fill out a application they will ask for an outrageous amount for a deposit and $650 non refundable fees. This is all before you sign a lease. Stay clear from this apartment complex!

Renters Beware - Need to look at the reviews before deciding to move in to this apartment complex. First if you notice that they are only a 3 star complex, so read all the reviews and be leery of the 5 star reviews you can't be sure if they are legit. I have lived in several different apartment complex and if you are friendly with the staff they will call you and ask you to go on their website to give them a 5 star review. So, if you notice the 5 star reviews are from tenants that are still living here. So watch and see when they move out if they give this apartment 5 stars. 2nd thing if you do move in take pictures of the entire apartment making sure you get up close to damaged area's. So they can't charge you when you move out and believe me they will! Because if they can keep the cost low on their end their company will reward the apartment staff. If you notice on the previous reviews they are charging the leaving renters for the repairs and replacement of flooring. I wish everyone good luck with apartment hunting in the Chattanooga area because all the communities that have 5 stars ⭐️ ⭐️ ⭐️ ⭐️ ⭐️ do not have availability because their renters are not leaving because they love ❤️ their community. I was lucky I didn't move into this apartment complex, but I had a family member that did and of course they are charging him for old carpet that was in the apartment when he moved in. They want to put new carpet in but they don't want it to come out of their pocket's so charge the renter's that are leaving. Win win for the apartment staff, they maybe friendly at times but they are not looking out for their community. I just looked at all the apartment communities in the Chattanooga area and only saw 1 community with 5 stars there are a few that almost have 5 stars but hasn't made the last star all yellow. So renter's Beware!

These apartments are terrible my girl was staying here and they keep complaining all we did was sell purses , t shirts , necklaces, but we had got in trouble for having to much traffic. They have bugs and they do the bare minimum to obtain there apartments. Management team just want your money. They don’t care much about up keep. We moved in and it was the simple things paint job not new and washer had stuff sticking out. While I’m the wall, there more of a look good from outside untill you get in. I guess that’s why they never showed my girl her apartment and she just moved in. I hope you all make some changes. It’s ridiculous. The bathroom mirror also had rust on it and we asked for it to be changed nope not a thing. - 10 rating. Read threw you will see similar comments. Money hungry must get a raise to tax people more

SLUMLORDS. My friend lived her for 2 years with no issues. The flooring in the apartments is cheap vinyl so a piece of it got ripped up from moving furniture. The lease advised to replace the vinyl would be $50 a panel. She moved out and a week later they billed her $1300 to replace the floor. When asked about the charge they explained the tiny bit of damage was too extensive to repair so they had to replace the entire floor. This is simply untrue and she has pictures. They have been renovating old units and replacing the floor when people move out. This was just a shady way to take advantage of a single woman and have her pay for it. DISGUSTING and TERRIBLE BUSINESS PRACTICE! I'd get it if I didn't have pictures or the lease didn't SPECIFICALLY say $50 per board. Add that one board up with labor it should've been under $150. Do not live here with the money hungry slumlords. They will do what they want and foot you the bill. Find a cheaper apartment in the same area, not worth the shadiness to risk living here.

Was the dog showing signs of aggressive behavior? Or are you judging it by the breed? They know what dogs are in the complex they take pictures of them to keep on file.
I cant answer about a 3 bedroom but a 2 bedroom can run $980.00 - $1100.00 they run specials from time to time. If that gives you a some kind of estimate assuming it would be higher than that of a 2 bedroom....
