I would like to give 0 star if it possible. The leasing office employee is extremely rude and arrogant. I booked a tour yesterday and got the confirmation message. But today when I arrived the woman in the leasing office told me she cannot give me any tour. There is no any apology.

I moved out at the end of January 2022 and still have not received my security deposit back. After countless emails to the property manager, Crystina, it still hasn't been resolved. Under Washington law, a landlord must return the tenant's security deposit within 21 days after the tenant has moved out. Well, it's been well over 21 days and no deposit is anywhere to be seen. I will be seeking legal options shortly. I recommend that you steer clear of any of Avenue5 Residential properties!

We lived in Waterscape Juanita apartments for about 18 months. One thing to note first is that this place is not designed for a family with small kids, which is the main reason most of the tenants are young single/ couples, short term stayers or the elderly. An example is that the apartment doors cannot be locked from the inside... Also there are are no amenities for this class of residents at Waterscape. Also to note is that there is no limit for the size of pets at Waterscape and some people have 2-3 big dogs they can't even control, which makes having a small kid more difficult. The worst part of the experience is when we were about to leave the place. Quite contrary to when we came in for the first time to inspect and sign the contract, the management team turned their back on us. We were treated disrespectfully over and over again and didn't even receive responses to our emails. We had to extend our stay a couple of months due to the government mandated COVID-19 pandemic lock-down. Even then the management increased our rent by about 15% and added a $1000 month to month fee on top of that. The new rent was more that what our unit was advertised for on their website. The didn't event listen to us when we told them they shouldn't do that until a new management team took over. We spoke to some of our neighbors in the community and everyone agreed Waterscape has gone nose down in the last year or so. Jan 2022 update: I am lowering my rate as it seems things have worsened more at Waterscape with the new management company. An underwriter had requested that my rent payment history during the time we stayed with them to be verified. Lender had sent the request to Waterscape several times with no response. I had to go to their office twice to find out that since the property manager was on leave for a week with no delegate, my payment history could not be accessed by the new lady there....she came back and provided the requested conformation but the delay costed me $1500 since the lender had to extend the rate lock. To perspective tenants; be careful! Even after leaving Watescape you can still be impacted by their lack of proper management.

My wife and I moved into Waterscape after being displaced from our home due to a Christmas Eve fire. We looked at multiple properties, including rental homes, but ultimately chose Waterscape. We have been extremely happy with our decision - great 2 bedroom unit, nice location, and close to our home as it gets restored. A special shout out goes to Ryan, as he was a pleasure to work with during the application and move in process. His friendly and professional demeanor will forever be appreciated. THANKS

The property is located at 11801 9th Lane NE Kirkland, WA 98034. We are situated right across the street from Juanita Beach, and have an amazing view of Lake Washington!
We are open by appointment only for in-person tours Monday-Saturday from 9AM-6PM and Sundays from 10AM-5PM.
Utilities are based off of usage as well as a formula to divide costs between residents. Utilities can vary individually from $120-$200.
There is an application fee of $45 per applicant over the age of 18, and a $300 holding deposit on approved credit.
