Wish I would have read these reviews before I started this process. It’s been horrible! The amount of paperwork needed for a $20k loan is insane. The contractor is too involved. Why is there an inspection??? Or why does the contractor have to go to closing? I’ll never recommend them ever.

I would give tvlb a zero stars period but the system doesn't allow it...smh. These guys have no communication, they assign you an agent which you call him and you get no answer, no email, nothing. They dragged for a month with zero comms. Horrible experience!!! I went with an ag credit union to get my loan it took them only a week from start to finish. I was like this is the way it gets done!!!

I should have heeded the advice of the other reviewers! Useless, terrible, and ignorant to the law and how it works regarding veterans married to active duty service members! . If you're thinking of giving them a chance don't! Not only are they ignorant about these matters, they are smug in their ignorance.

Terrible! Terrible! Terrible! Never use this service! They have zero customer service. The process to buy a home using the VA is a smoother process than securing a home improvement loan from the VLB. Just go through your local credit union if you are able.

No the property doesn’t, there are a list of restrictions on the TVLB site, which explains what type of property does And doesn’t NOT qualify for financing through VLB. Cannot be commercial, must have direct access to 40’ road, must be improved road (no gravel or easement access is permitted) Also cannot be zoned commercial, etc. The complete list: VLB Land Loan Requirements Location—VLB land loans are only for properties in the state of Texas. Down payment—Only 5% is required as a down payment. This is the lowest down payment of any veteran loan program in the state. Property size—VLB land loans are for properties of at least one acre. Maximum land value—The homesite cannot be valued are more than $125,000. Military involvement—Loans are intended for “bona fide” residents of Texas who have served in any of the United States’ five military branches: Army, Navy, Air Force, Marines, or National Guard. Hi Adam, we don't report to credit agencies because in the event that a Veteran is having trouble with their payments we don't want it to hurt their credit. You can request a statement from the VLB and submit it to the credit agencies yourself though.

Land size has to be one acre or more, wirh or without a structure, but landboard will not finance any buildings on the land... After a Veteran obtains land, there are renovation loans or Federal VA loans to improve or build a house...
