Mostly nice and quiet. There is one street that backs up to a four lane road. That street has a bit of road noise on one side. Overall, most lots are away from that road.

No - we asked about buying a neighboring lot to have some extra space and the answer was pretty clear that the sale of land only is not possible.

Talked with a sales guy and visited the model homes and some lots. Basically you choose a lot and then one of their house choices with some optional customization.
With the long-term goal of having 800 homes, there will be plenty of opportunities for a cycling group to be formed. Nearly every hobby imaginable will have a group.
Yes, they will mow within your fence. Do you know that your fence has to line up with the width of your house? Look around the neighborhood..... all fences are confined to the width of the house and also can't extend all the way back to your lot line as there is a drainage easement.
They do have about 8 spec homes built, various prices and models. At last count, there were about 270 homes that have closed...they are building 603 homes total in the 55+ community. Contact the Sales Office for more info
HOA fees should hold steady. Plans are being devised for hwy 31 improvement but it will be years before it's done.
Gas
They are $198.00 a month. It includes all yard and shrubbery. A delightful development.
The roads are public and maintained by the City (not the HOA) so there is no gate. Emergency vehicles have easier access without a gate.
