My partner and I live here & love staying in this community for the most part. The neighbors are nice enough & the facility managers do a great job of keeping the ground clean. It’s a little expensive for a complex that doesn’t have more modern or updated amenities. MOST IMPORTANT: if you decide to stay here, get a PO Box. Do NOT send your packages here. Their locker system is constantly down for long periods of time & residents steal your packages. The leasing office does nothing in response to the theft of packages & the package room is essentially a big pile of random, unorganized boxes that you have to rummage through.

Could really write a novel on all the issues we have had since living at M Street, but will try to keep it to the worst examples: -Residents were told that we would not be allowed to enter or leave our apartments (due to repairs in hallway) from the hours of 9AM-5PM for the span of a week, otherwise we would face a $500 fine. When the complex was informed this is not only a violation of the lease agreement, but also illegal they backed off from this plan. -HVAC system in our unit was not working, we asked the complex to fix, they said nothing is wrong with it. When we continued to push the issue, we opened the mechanical closet up and found the filter hadn't been changed in over a year, and the HVAC unit was held together with duct tap and trash bags (See photo) -The complex tours you through a "showroom" unit that has lights, when you get you unit there are no lights in it other than the kitchen. When asked about this, the complex says you can pay them to install lights, which is hilarious. -Complex charges pest control fees, but does not perform pest control in the units. I have contacted the complex several times to figure out what is going on, but when you ask which company is doing pest control they can't give you an answer (assumedly because they are just pocketing this fee). -We had a leak directly above the bed in our unit for several days, we alerted the complex and were told they couldn't get a crew on it for a few weeks. When we informed they we would contact City of Atlanta Buildings Department to deem the unit uninhabitable and begin withholding rent, they magically were able to get a crew out the next day. When they fixed the leak, they left construction debris throughout the unit which the complex refused to clean up. -The complex is extremely quick to charge you $50 for leaving your valet trash out on the wrong day, quoting Atlanta laws regarding trash in public space. But they consistently evict residents and leaves entire rooms worth of belongings/debris sitting in the parking lot for weeks on end. -The complex routinely botches improvement projects, and sends 40 emails a week with different times and dates they need to vacate spaces, then tows cars on dates they haven't informed residents of.

Poor Place to live. Management does not properly serve tenants. Packages are not safe when delivered. Poor communication even when told they will follow up. Not safe

I rally enjoyed myself at the movie night that was hosted by the complex. I just moved here a couple of months ago and it’s such a great place to live the convenience is amazing. Looking forward to the Casino night
