This is definitely an older apartment, you can see the wood rot and old dirty wood on almost every building. The apartment wasn’t repainted when we moved in, there was off-colored touch up paint all over the walls. The paint in the kitchen has two different sheens one semi gloss and one flat. Whoever painted the trim and walls made sure to splatter paint on almost every surface and floor in the apartment. The kitchen drawers are all busted, broken and don’t open, or they were installed incorrectly and are crooked and uneven. The maintenance did replace the washer machine after it broke so that has been the one upside. There has been water damage to the wood underneath our sink and the maintenance guy just put a piece of wood over the damaged area. He didn’t even fix the leak or REMOVE THE MOLDY WATER-DAMAGED WOOD. The water damage has continued on to the new piece of wood he used to “fix” the issue. We had mildew on our bathtub since we have moved in, they just painted over it, and the mildew is growing back so that’s nice for us and our guests. Also some (not all) of the maintenance guys are cold and unpleasant even though we pay a thousand dollars a month to have them “maintain” an adequate living space. The people in the front office are friendly and helpful, but the maintenance issues and overall poor condition of the apartment has been extremely frustrating. Painting over a preexisting issue does not solve the problem! It’s like putting a bandaid over a bullet hole! In conclusion, I’ve made a mistake by signing another lease with this complex, and would advise potential tenants to take their business elsewhere.

If there were half-stars, I would probably give it a 4.5 star. I can't, in good consciousness, give it a full 5 stars though. Overall, this place has served as a great home living in the Overland Park area - close to the 888, close to JCCC, close to 69 HWY, a Starbucks within walking distance - and, really, for the area, the price isn't that bad. With that being said, Overland Park as a whole is pretty expensive, so I understand why prices can get so high. I lived here for 4 1/2 years, and of course like every apartment complex, the rent does go up every year (the price wasn't awful, but started to get a little pricey for me. Plus, I started working out in Lawrence so the commute was a bit rough). Starting rate for these apartments are great for what you get. The space is enough (1 bedroom, 1 bath), the pool is nice during the summer time (although I do wish the 2nd pool was open more often), and our unit came with a Washer and Dryer that worked really well - we also had a good dishwasher. We never had a problem with Maintenance - we would send in a request, and they'd get back to us really quickly. They were always cool to us. One of the main reasons I can't give it a full 5 stars though is because of the placement of the Air Conditioner Unit (I'm not sure if this is something they can control or not). Ours was placed directly above our bathtub, and every summer it would start to significantly leak. Maintenance would have to come and repair it at least twice a summer, if not more (including putting up a protective plate over the AC unit, making a very ugly ceiling decoration in our bathroom. It was a bit annoying going through that every summer, but again maintenance was generally pretty chill with us. All in all, I would recommend this place. As for apartment complexes in this Overland Park area go, these are some of the best bang for your buck and overall the staff has been very friendly to us.

It is important people know how terrible this place is, so I’ve edited my review to make it more succinct. I’ll stick to the facts as to not hurt anyone’s feelings. Tiny, overpriced, outdated apartments. Shower leaked into closet resulting in mold growth. Highland Ridge ignored it for seven months and when I finally got their attention the solution was to wash the walls with cleaner. After moving out, they charged me $296 dollars to replace the carpet due to “heavy stains & tears”. The carpet did not have heavy stains or tears and I have photos to prove it. I requested proof of the damage two times in writing but was ignored as per usual. My washing machine stopped working and I went without one for nearly three weeks. Maintenance was no help. The water to my building was shut off more times than I can recall (I have 9 emails regarding water shut-offs from August 2020 - March 2021). Total inability to cook, clean, shower, use the toilet, or wash your hands. Light fixtures and outlets don't work, crooked cabinet doors, separated and sagging crown molding, gaps in doors and windows. Seems to be more potholes than parking spaces in areas of the lot. The office is very hit or miss, and they are on their fourth property manager since I moved in and out (November 2018 - May 2021). Just my experience, but I’d rather live anywhere else but here.

Our Staff at Highland Ridge takes great pride in creating a fun atmosphere for our Residents to enjoy. The Food Trucks are always a big hit. Our Fitness Center is well equipped and frequently used by Residents and their Guests. You're right, with our location being at 119th and Hwy 69, we are close to shopping, entertainment, outdoor trails, parks and dog parks. Everyone seems to enjoy that.
