The worst place where you can live, the manager in charge of the place called or known as Chinese is selling with some of the residents and with others he treats them with a lot of racism. I know, he gets angry with one or the other because Caimal, apart from being resistant, has favoritism with the residents

Dangerous to Have live wires hanging out where kids play. And to have no water caps. It has been brought to management’s attention last year and still nothing has been done.

Leases are by AZ HUD Law to be Yearly and have new drawn each year. The Owners refuse to renew leases on regular basis (which make month to month) Be careful! The 'Late Fees' are Exorbitant and Illegal! Check with AZ HUD Mobile Home parks for law details!

What does the lot fee cover (any utilities included)? How much in 2019? Any restriction on pets (size, breed, number)? What are the amenities (events, facilities.?

Utilities Not Included. Park has Monopoly on what utilities can be used and do there own monitoring that is Always Wrong. No standard for space rent & it changes when ever they feel like it! Bigger dog breeds generally not welcome. Supposed leash laws are Not followed Fence regulations =6foot MAX yet they generally want 3 feet fencing and FULL access to your yard at All times! Maintainance is a JOKE! Getting someone to respond when they decide to shut water/power off (or back on) to sections or entire park is Never announced. Most of the time the lots are left with debris. Sporadic clean up = weed eat, pick up some trash (mostly just use blower) place in bag and leave in lots until bag dissolves and debris blows everywhere. No public trash bins available! For the most part the crews move in dilapidated trailers and spend vast majority of time fixing them up instead of doing what is mandated HUD or common sense. Has a pool, laundry (both Never Cleaned), Trashed ball area, Rotten swings
