Old leasing office staff was horrible. New leasing office is better! I mention this because bad staff picks were made in the past, bad picks could be made in the future. Why was previous leasing office staff bad? I calculated statistics to back my whining: 25% my emails were answered 15% voicemails were returned 5/8 times I checked, staff went home 1hr before advertised close. If you work 9-5, you can’t get help in person. Expect rent to increase +15% annually. The re-sign they offered was laughable. Since 2019, my exact unit increased 50% across multiple residents. Misc charges add $200/mo on top of rent. Lease is 60 pages long. Get ready for a long read and charges if you don’t read through it. Walls are thin, music is frequently blasted with quiet hours ignored. Walkable to heart of deep Ellum, extremely cute area. I would recommend to anyone who likes to party. Overall, I would live here again, but don’t think the value justifies paying > $1700 per month.

Iv lived here for over a year. Would not recommend living here if safety is concern for you at all. The apartment seems to be more worried about enforcing the guest policy at the pool then the car break-ins, missing packages, and homeless people chasing residents thru the parking garage. I understand that the apartment isn't in the safest area but I'm really confused about why we don't have a 24 hour security presence or more cameras. The parking garage gate also breaks and stays broken for prolonged periods of time (weeks) resulting in car break ins. For as much as i pay to live here I would think that safety shouldn't be something I have to constantly think about. Also fetch/the mail room situation is a joke yet we'r forced to pay extra every month for a service thats completely unnecessary and annoying to deal with. I have never heard of an apartment with this bad of a package system, get a package locker system. Also, fix the error that keeps sending me eviction emails every month its really strange to me that ya'll haven't fixed this yet and it scares me every time.

If you like living at a property where management is careless, unresponsive, and reactive, you have found your oasis. If you don't see management in person, good luck communicating with them as they do not answer phone calls. I have called and left messages when I moved in that have not been returned. Car break-ins, SWAT raids, & disrespectful tenants are the norm here.

Eleven10 features a handful of "miscellaneous" charges, "community fees" when broken amenities take forever to get fixed, and little to no security on the premises despite needing it a plethora of times (homeless walking in and out multiple times). Not to mention there are cars being BROKEN INTO on a monthly basis, including my roommate's car the first month we moved in. Aside from management, walls are extremely thin so if you're still considering moving in, pick a unit in a quieter spot of the apt. Also, this building's power grid is weak, as we recently lost power during stormy weather for 18 hours while the Camden apartment across the street was perfectly fine.
