I stayed here for 4 years. The apartment in itself is full of lush green trees and lots of open space. The apartments are nice and well kept. Lots of parking, seasonal swimming pool and a great gym. However, since last 2 years, living here has been a headache. The new management staff barring a few are unprofessional, petty and not trustworthy. They have made living here a pain. Their entitlement towards the apartments is un-reasonable to the point as if it feels the tenants dont pay rents and are squaters. I have lived in apartments since last 10 years all over the country and nowhere have i seen such stuff. One of their managers desperately needs to take training on how to speak courteously and be nuanced in taking decisions. Every now and then, they have some inspection to do within the apartment, thereby disturbing the peace and quite enjoyment of the dwelling by the tenant. While inside, they will try to fish for other issues(which are temporary) and cite the tenant. Every day one of their employees roams the entire apartment with a notepad and pen and peeps through cars, windows. It feels extremely suspicious since that person must be in an uniform and name tag since they work for the apartment. The management needs to understand that for the tenants, this is a home. This is where they will have the ups and downs of their life. They have to get on with their life and not be bothered every now and then by the over zealous management on trivial issues. Even after being very accommodating with them by letting 1 of my rooms rendered useless for 2 weeks due to ceiling repair(caused by upstairs unit), they did not ever return the goodwill. AT the peak of covid, they had threteaned to tow my car because of expired tags. Even when the DMV was closed and working on appointment basis for months in advance. They close the gym at drop of hat on the excuse of every new variant of covid. They found mildew in our apartment on the walls and created a furure saying we should use AC all the time. I easily removed it by a cleaner from walmart. After that, at the time of lease renewal, they told they wont renew the lease. I had to completely cancel my plans for a month long vacation to meet family and get into house hunting. Such vindictiveness is childish and not how business is done. I had never missed or delayed a single rent. Prior to moving out, we had cleaned, mopped, vacuumed the whole apartment. After my move out, they have sent me a bill for charges which simply feel like made up, "extra cleaning", "extra maintenance". As i told, not trustworthy. Such animosity seems unreal. I dont want to get into claiming race based victimhood but it felt that there was a desire to trouble us unreasonably. I am out of there, finally.

My husband and I are both military veterans and I’m a nurse with no kids and a 5lb dog. We lived at Rosehall for a year and 2 months. Overall we had a decent experience until move out. We paid $1040/month for a 1 bed 1 bath apartment and pet rent. Upon move out with no walk through inspection, we received a letter that they are now charging $1600 for damages from “candle soot”. I’ve lived all over the country in many apartments and have never experienced this kind of ridiculousness from an apartment complex. Furthermore, the HVAC system was clogged and leaked all over the dinning room carpet making the carpet and closet (that we had no access to) moldy. Maintenance came and unclogged the system but nothing more was done. $700+ to replace carpet for soot? Was it an indoor bonfire? We didn’t even have a fireplace. Although this is a fairly quiet neighborhood, I would not recommend it due to the headache it’s caused at this point. Please make sure if you decide to rent here that you complete a walkthrough with the manager before moving out. My husband and I are consulting with an attorney. Pros- -Quiet (sometimes) -Cheap (definitely not a luxury apartment) -Lots of trees -Good middle area to restaurants and shopping Cons- -Landscaping almost EVERY SINGLE DAY from 8am-5pm and it’s LOUD -No residents pick up their dogs poop so they started a program called “Tattle Tails” to encourage residents to take pictures of each other and get $25 lol -They have a huge fountain with no water- not sure why -Shared laundry is awful, 1 set of washer/dryer in each building of 8 apartments -They seem to switch rent payment systems often so don’t be surprised if you’re late -Residents have dogs that they leave alone for days and they bark non-stop

I've only worked here for a short period of time. Property is in great shape the residents are very friendly. Issue was with the property manager. Short staff and over worked. She didn't know how to talk to residents or staff members. They took sick time away that I've received during my time. Emailed the owner as well as contacted the upper management. They will not respond back. Next will be the board of labor. Untill they train their people you will be seeing a turn over in maintenance. This company definitely has poor communication issues. Still waiting for a responses.

We've lived here for about eight months now and have loved it so far. Very secluded and safe. Big difference from our last place. I've never had an issue that maintenance couldn't fix same day or the day after. Office staff is also …Thank you very much for your wonderful and kind words. Rose Hall works hard to maintain our high standards of living and we are so happy your are enjoying your home and community. We look forward to having you here long term as well! Thanks, Rose Hall.
