I like to have professional photos taken Mondays or Tuesdays. We list the home on the MLS Thursdays and market for an open house Saturday or Sunday. We review offers the following Monday and select the one that works best for your needs. We normally close about 30 days from that date. The contract has the closing date and any temporary lease time listed in the agreement so you have lots of time to prepare to move.
It normally takes 25-35 days from contract to closing on your home. New construction can take longer depending on the stage of the home you go under contract. From dirt to completion can take 5-11 months.
The most common down payment amounts depend on the loan type. VA is 0% down, FHA has 3.5% down, Conventional can be 3% down for people that haven't purchased a home in the last 2 years, otherwise 5%+. You do not have to pay mortgage insurance if you put 20% down or more!
NO! As a buyer, you don't pay agent commission! The seller of a home has prenegotiated commission with the listing brokerage. The listing brokerage intern advertises a certain amount to go to the buyers agent that brings them a qualified contract. This also goes for new construction! You want a trusted adviser in YOUR corner.
