1 star is 1 too many. Please don’t move in here. Among the laundry list of problems that this place has, here are a few: only one pool ever has water in it, but it’s always filthy and closed. A/C units aren’t powerful enough to actually cool your apartment on hot days(have spoken to many others here with same issue). Gates to property are never closed at any time so I certainly wouldn’t call it a gated residence. Grills are never operable. Workout equipment is typically inoperable or rigged together with tape to keep working. Wasps all over the place. Cockroaches. This place just really really really sucks. Live somewhere else.

Two tickets for black mold over the span of three months have gone unaddressed. They mark the work order as complete and then they leave it without doing anything or even stopping by to check on it. The pools are unmaintained, two of them are supposed to be getting resurfaced but no progress is getting made. The property manager says that she needs to go through the proper channels. However even if you submit a ticket, they still close it out without doing work and then they hang up the phone on you when you try to ask them about it. No one responds to the after hours emergency maintenance line. You can’t even leave a voicemail. The property is in such massive disrepair. Each new property manager that gets put into this place is just thrown into a pit of hellfire and they are unable to handle it. I’ve lived here for one year and there’s been at least six different property management companies. Theres no communication to the residents from the property management team. Additionally there is constant turnover with towing and parking services, but they can’t seem to get the gates working. Half of the people are paying for a parking spot and the other half just park there because they can since no one regulates it. There’s roaches everywhere. They bill you for a monthly bug service, but no one has ever come back to the apartment to spray for bugs or even sprayed the perimeter of the building. The mice traps are all over the place and unmaintained. Constant property water leaks that are billed to the residents. The foundations of the buildings are sinking and the sidewalks are shifting. The AC drains run right down the side of the building. There’s a literal swamp from a broken waterline that’s been there for five months and no one has done anything about it. Despite numerous attempts to talk with the manager. Standing water with massive mosquitoes. This is quite possibly the only property in Irving that has a pond, but does not have a pond aerator. The most upsetting part about is that the property team and company Westernwealth management, don’t care about the residents that actually live here. They hide out in the main leasing office and never actually walk the property. If I could do it all over again, I would never move here. I can not recommend this place to anyone under any circumstances. Other residents have fallen through the floorboards because the subfloor rotted out. Actual buildings have caught fire and burned down (that’s why there is a garden). This place is a mess.

DO NOT MOVE HERE. If zero stars was possible that is what I would give them. Honestly if I didn't have a job I would sit outside the front office to save any potential applicants from moving to this trash apartment complex. The management here is rude and unprofessional. Tried to contact the front office about a unexpected charge on my rent. During the conversation both the manager and assistant manager on site refused to help even the slightest no matter how much good standing my account has been. Was told it is your word versus ours, so in short was called a lair by the assistant manager. There is a new person in the front office every week so it is impossible to get any real help. If you move here expect the following : Rude front office. Zero help with issues. Trash constantly in the streets. Green water in the pools. Constantly new charges being added. They charge $50 for a gate key to a gate that has never been closed. (been here for 1 1/2 years and never used it once. It is still in the bag they gave it to me in.) Pay for valet trash, which do not come on the days they are supposed to and when they do they constantly leave trash behind. They bring in tow truck companies to patrol the parking lot to tow visitors of residents. Then send out emails of new rules only to send another email saying to ignore the last email. Had a futon delivered to the apartment. The company dropped it off at the front office and the front office didn't even notify me. They left my futon outside in the rain for 3 days before I called the office myself to ask if they had seen it. Tried to contact the parent office of this apartment several times and have yet to hear back from them. I live on the 2nd floor and had a broken step outside. It took them over a month and several complaints to fix it. AC constantly breaks. We used to have a community chat that was helpful but the company removed it for some reason. Laundry rooms are constantly dirty and smell like mold and sewage. PLEASE! I beg anybody who is looking at reviews of this place to no even think about moving here. You only be bringing pain and frustration into your life if you do.

I love the layout of my townhouse and The patio size is amazing. Able to create a virtual oasis on our patios. The customer service and upkeep has been lousy until a new manager arrived about a month ago named Cheryl. We had things that were supposed to be done on move in a year ago that no one addressed, even with multiple requests to have taken care of until she arrived. Bravo and many thanks to Cheryl. She is a lady that can turn this back into one of the best in Irving I am sure!!!! If everything keeps going in this direction I would recommend this community to anyone that asks. 😃

The new management has threatened doggy DNA testing to stop excessive pet waste on the property. My question is: will management require us to provide samples of our pet's waste to match the waste to the dog?
