I have been living in this property for the last 3.5 years and we initially had PUR Management who were reasonable and good. And after Cortland took over its been below satisfactory. Pros: 1. The location of the community is good and the neighborhood is well accessible. 2. Maintenance team is good and friendly. Cons: 1. Previously they had a good trash picking option. There was an external vendor who would pick it up before 9.00 AM on curbside. Now the management is charging $35 - they have placed mats in front of the apartment door and we have to keep our trash there. And even if you dont want to use it, you will have to pay for it. And some residents leave it there piled up on weekends. So every morning you will have to walk past your neighbors trash bag and the weekend trash bags will bring in roaches/pests. 2. Frequent water shut downs - Happens fortnightly. And its a big problem especially now since many are working from home. There are some single bedroom apartments which have 4-5 residents. My previous neighbor had 8 people staying in his 2BHK apartment for four months straight. No one noticed. But my water bill was hefty since its split only by the number of units and not residents. 3. Apart from external beautification, they have done absolutely nothing. And the rents are insane now. Age old appliances and cabinets, you will have to sanitize the cabinets when you move in since they smell with usage from old residents. They have put pebbles everywhere around the community calling it "Landscaping" and its full of insects and millipedes. They creep everywhere inside your house. Imagine walking into your house with millipedes(u can only feel them when u stamp them) on the carpet. And its everywhere. You will have to keep picking those worms and throwing them away which is extremely annoying. 4.. They dont have a play area or I even wonder if they thought of one. The pools are closed most of the times. I had recommended this community previously to my friends, but will definitely not do it going forward. Home is Happiness. But here I am only facing hassles and raising service requests for which I am not responsible for. They call themselves "Upscale Community Management" which is not true. In Short: "100% Style, 0% Substance".

The staff is very understanding and Ciara has been a huge help since I moved in! She's very attentive to detail and responsive. If I ever have an issue she addresses it and continues to express a great attitude. I'm thankful to live in a exciting, safe community like Vistas.

I’ve recently moved in and so far I love it. The location is great for my career field being located right off 114. As far as the apartment it allows me more than enough space in the living and bedroom areas. I wish it was more room in the kitchen but for what it’s worth I can deal with that. I haven’t had any maintenance issues yet so I don’t know how their response time is but my move in was painless and the staff was friendly on my visit which made me choose them over a few other options. Will update in 6 months.

"Bitter experience from the beginning" I am a current resident since Dec-2019. I wouldn't recommend this community to anyone who likes transparency and customer interest. The information provided at the beginning versus what you experience as you live here are totally different. The lease renewal amounts are insanely high (around 25% of what you pay in current lease which is ridiculous). When I went to the manager to speak about it, she was like "you are welcome to leave" which was highly unexpected. I won't be staying here for too long. The service is always bad. They do come within 24 hours but never clean up the mess in the apartment and it's to the resident to do all clean up after. This was reported multiple times to the management. I would not recommend this community to anyone. And they wake up only upon writing a review. Really sad to experience all this.

We havent had any issues in last 3 4 years. And if sometimes some few little bugs appears, we raise service request and the very next day they do the sprays and solve the issue! That too arise because i have a lot of plants in my apartment.
