Pros- I'm incredibly pleased with the interior of my apartment. Spacious and updated. Love my living space and my bathroom. I'm a minimalist so I don't have much to complain about space wise. Courtney at the leasing office was a GEM for working with me to tour my actual apt before moving in so i can see what I was getting into. She's been working hard considering the short handed staffing. Clean fitness center and complex grounds. I'm getting good value for my rental dollar from an apt. standpoint. Cons- Update 5/11/2022. With the transition of ownership group and MGT group it has taken maintenance longer to respond to requests. No alcohol wipes in the fitness center anymore. Fitness center door was busted for at least a week and people left a dumbbell to wedge it open. I have an upstairs neighbor how that I have reported 3 times in the last month for excessive noise after midnight on weekdays, and no one has cleaned the hallways for weeks at a time as there was leftover/delivery left out at an apartment on my floor for weeks that was never picked up (only moved to the stairwell). There was also a homeless encampment formed near the DART path leading to the apartment complex but it was not rectified for months. On top of that the leasing office offered me an rental extension of $300 more a month than what I had been paying. For that price I am moving to a safer environment where I don't have to deal with the amount of worsening conditions in the complex and the surrounding neighborhood. Started Great Ended POORLY. UPDATE 5/24/2021* One of the main reasons I rented here was that there was a private/tenant only/Electronic door to and from the DART station. It was tampered with a month ago by someone trying to break into the complex, and it has YET TO BE FIXED. Over the last month I've been accosted by various squatter/vagrant/homeless individuals at least 3 times since the back gate hasn't been fixed. Often it's being wedged open by rocks/bottles etc, which has led to an increase of random people wandering the premises. We now have to call the Special Response hotline in order to report those situations, and let me tell you it's getting ridiculous. The Faux wood cabinets are warping and shoddily done, the pool JUST opened after being closed since my move in, and the weed smell has gotten progressively worse (so much for non smoking). Oh and maintenance took 4 DAYS to come and fix my clogged toilet, only after I mentioned to the leasing office that I had people coming from out of town to stay with me did it get rush jobbed* End update* Other tenants aren't as neighborly as I would hope. First week here I had issues with my upstairs neighbors excessive stomping and yelling at 1AM (this has since been alleviated as of today). Hallways occasionally reek of weed (though the complex is supposed to be smoke free), and people leave their trash with no cans outside their doors and that smell accumulates and seeps into apartments. Neighborhood is sketch with homeless vagrants, and less than savory characters walking around OUTSIDE the complex and near the street corners. I've grown up in sketchy areas in NYC so I am used to it, but it can be a little unsettling. If you drive this isn't an issue as you just drive on by, but if you're a walker like I am it's not ideal. Gates have been malfunctioning lately which has me concerned for overall safety but again no place is 100% safe. Another neighbor pet peeve is that since the fitness center opened we have a sign in system to reserve slots. Some people aren't even trying to follow the rules in that regard as no one but me has reserved a particular time and yet i'll see people in their who in turn get mad at me and grunt in my direction as if I'm the one breaking the rules. Hope this helps everyone in their decisions.

I wouldn’t recommend anyone to stay here. The property has changed so much since I moved here three years ago. For instance they give you a 75 dollar change for something as simple as the garbage bag not being tied properly. They charge you for the valet trash in the rent price then charge you an outrageous amount of 75 dollars when the bags aren’t tied. Not to mention my garage has been broken into several times while I have lived here. The only response they have is “call the police.” I have not moved because of pricing but if it were not for that I would move in a heart beat. We are in the middle of a pandemic and my rent went up 250 dollars this term because of “market rate” in the area. Normal leasing renewals go up 25-50 dollars but there was a dramatic increase here. While this property is decent, it’s still in a area of poverty. There is always traffic from the hotel next to us and people walking on the hallways that neither live at the property or are guest of the property. Don’t be fooled by the grand office and smiling faces, keep looking!

I lived at LBJ for 3 years while each year the surrounding area just got worse and worse. The gate is always open so homeless/unwanted guests are always on the property. We had not 1 not 2 but 3 break-ins to our storage unit and management could careless. Countless packages storen in front of peoples doors. Management did nothing to secure the property. There is no guest parking. Finally when we moved out we got charged a lot of little fees when our place was clean and in better shape than how we received it. Im so mad this place it took so much from us. My recommendation is pay a little for safety cuz it will cost you in the long run.

I have been living at LBJ Station for 2 years and these are my pros and cons. Pros: -complex is recently built -love concrete floor aesthetic, high ceilings, light fixtures, pool, common areas, and gym -recently introduced gates being able to open with an app -valet trash has become more stream lined and consistent -affordable pricing for location -fob keys for your front door entereance -lots of people with kids here so it really gives you that safe community feel during the daytime -responsive to maintenance requests Cons: -If you try to pay rent with a credit card to get rewards, they charge you 3-3.5% which in my case is almost $40.00 -the apartment’s cleanliness has gone down significantly in stair cases and hallways -walls are paper thin. so paper thin that I know all my neighbors' nasty time routines. so paper thin that I hear my next door neighbors 7am alarm every single morning go off for 20 minutes bc they don't wake up to turn it off -no guest parking. guests have to park outside the gates which is not the safest area. I have seen multiple cars get completely wrecked by hit and runs by negligent drivers -the surrounding area is very sketchy. the car gates tend to break down often which allow nonresidents in. Ive encountered a very drugged homeless couple by the pool that wouldn't stop harassing my friends and I and a battered homeless woman by the mailbox room -they got rid of their onsite security guard which was a great addition to the complex. they now have a security team that drives by at night or addresses complaints but they do take a while to show up since they are not on site Outages: -we did not have electricity for a couple days when he tornado hit in October 2019 or for a week during the February 2021 snowstorm. Don't think this is necessary something that the complex can control. Just letting you know what to expect during unprecedented weather. Staff: management staff is hit or miss. Sometimes they are very helpful and kind other times they are dry and don't seem like they even want you talking to them maintenance staff is very knowledgeable, fast, and friendly
