My year lease is almost over and I'm still waiting for my 1 kitchen drawer, stove top and oven, AC, and hot water heater to be repaired. Pool hasn't been opened the entire year, roofers throw nails all over the parking lot and management says we can clean it up. When my AC went out for 6 days in July, management told us daily they were sending someone and when I called corporate....they sent over a dirty, beaten up window unit saying they would take 5 days off rent, which has yet to happen. And managements response to all this, " All of these things you are stating is not in writing from you on a work order. Your services requested a year back was under a different management company." Day 1 reQuest and did I mention, the new owners put the monitor on my hot water heater telling US it was not working, but never came back to finish the job. Cleaning? I found the previous tenants wine glasses under my bathroom sink so....no, the apartments are not cleaned after the people move out. Parking is not enforced, so if you work nights, get used to walking up the hill in the dark and gates are never working. Nothing that was advertised has been delivered. Worst apartments I have ever lived in and I cannot wait to get the hell out of here. Valley View are a lot more reasonably priced,and much larger apartments. And For anyone getting rental assistance...they gouge the hell out of the state, piling on ridiculous late fees, double utility charges, filling their pockets, taking funds from the people who need help. There is my honest review of this place. It's been a nightmare. I was so excited to move here and now I cannot wait to get out. Happy new year! Happy house hunting!

*Read this for an honest review* Living here for a year has been topsy-turvy. My roommates and I may have come at a bad time, I don’t know, but management changed 3 times in the span of 7 months. I hope the newest management is here to stay—but honestly with the rapidly changing pace of Bryant Irvin North (gentrifying of the Como neighborhood by the Edward’s Ranch people), I don’t expect this place to work out. It was worth the price about a year ago, but now prices have gone way way up for something “meh.” Honestly, try some of the other apartments down Bryant Irvin or Hulen—a lot of them have steadier management and more affordable places for what they are. These apartments used to be public housing in the 70’s, so if you do choose to move here—expect LOTS of tiny—and sometimes giant—roaches in the summer, A/C shortages, water shortage, and HOT HOT HOT muggy upstairs rooms. Insulation was practically non-existent at the time these apartments were built, so no heat is ever kept out. They’d have to tear the whole place down and start over, honestly, in order to pass any kind of code nowadays. The few good things I do have to say are that if you’re a young person, this place is perfect (speaking as a fellow young person)! If you get a 2 or 3 bedroom, rooms are HUGE! It’s awesome, especially if you have roommates. Trash keep-up is easy, dogs are abundant (even if it means dog poop everywhere) and joyful—there’s a cute little dog park up front—and all the ladies in management are pleasant and forthcoming. I’d say I like the idea of this place better than actually living here. Please, if you’ve read this far, find a place that’s better bang for your buck. If you must move here, maybe wait till prices for a studio are back down to $870 a month like they were in early 2021, instead of $1000 or more.That’s way too much for what they are. Good luck!

These apartments are awful. Fired all staff and then hired others who haven't done anything. Pool is never opened unless you jump the fence and go at midnight. Gates don't work, ac is spotty, flooding in apartments. Nothing works. DO NOT MOVE HERE

Best decision ever! I'll start by saying I never leave reviews. Moving to Fort Worth from out of town without much time to look for an apartment was a bit nerve-racking. As soon as I got to the property those nerves were laid to rest. The tour was very professional and informative and I was pleased with the multiple options for floor plans. The staff are all personable and go beyond just selling you apartment. Lastly, one of the most important things in a great apartment complex that is often overlooked, the maintenance staff. They were awesome throughout my entire lease, fixing things in a timely manner. If I didn't have to move again there is no doubt I would still be at The Foundry.
