Keep reading if you want some info on the property itself and not just the staff. Leasing team gets five stars, especially Diana. She made the leasing and move-in process pretty easy, and with no hoops to jump through or upselling stuff like renters insurance (the management company does offer it, but they don't push it on you). Can't stand it when apartments act like car dealerships, and thankfully that isn't the case here. The property and apartment itself are decent. The appliances are top-notch and it's very nice having a built-in washer/dryer, even in the smallest floor plan. Despite the modest square footage of my unit, it doesn't feel cramped, so kudos to the designers for that. Water pressure is great, hot water flows well, cabinets seem to be sturdy. Community amenities look pretty good although I haven't had a chance to use the pool yet; hopefully that's kept up well. I haven't had any issues with the parking lot although it can be a bit cramped, so hopefully you're good with your three-point turns. Street parking for guests is hit-or-miss. Food and parcel deliveries (Amazon, UPS, etc) have worked well so far (these are the little things you never think about when moving somewhere). Cons are that the walls are fairly thin. I've lived in much louder places and being on the first floor I don't hear as much from above as I expected to, but you can occasionally hear neighbors being loud on the phone or arguing. I wouldn't say that's inevitable because I've also been in apartments that are quieter than a bomb shelter, and I'm not gonna let developers off easy for cutting corners on quality of life stuff. Some folks don't pick up after their dogs which I'm certain won't be pleasant come summer -- I recommend management pursue more effective methods for dealing with that. Being on the Stanley Avenue side, the trains haven't been as big an issue for me, but you'll definitely still hear the horns if you don't have a good white noise generator. Get that or comfy earplugs and you'll sleep through the horns just fine. Can confirm the other reviewer's comments on the smell of pot occasionally, but that doesn't bother me -- it's not like people are lighting one up in the hallway. There are a few issues with the entry doors/gates for the property that management is aware of, and I give the benefit of the doubt that they're just having trouble getting repairs scheduled (this has been a problem across the country since COVID started). Overall I'm pretty pleased so far. Given how hot the rental market is as of writing, I feel fortunate to have found a place that is still a bit more affordable without being cheap and trashy. Coming from a smaller property with a mom-and-pop feel to management, it's nice to still get that from the staff on-site. Hopefully Magnolia's corporate/central management is listening to them, because their fingers are much closer to the pulse of what's going on with the property day-to-day.

A+++ service Diana was very patient through the leasing process which was suprisingly easy to do virtually without physically signing many papers. I can also appreciate that I was notified about potential openings in apartment vacancys which made it easy to secure our desired move in the date, the staff definitely care.

There is a reason this place doesn't have any reviews in the past 9 months, here are various reasons why you shouldn't live here: 1. The parking situation is a HUGE disaster, and management chooses to just accept this. It is an unwritten rule guests are not allowed to park on the premises or are subject to towing. Now cars are being towed very frequently. The management urges you to park on the street, which is often full as well, and many choose to park illegally at a nearby business, which could also result in towing. I understand the "parking without a pass" policy could be abused, but this is no way to cater to the tenants of the complex, and their guests. The parking lot isn't sized properly, and this is how they deal with it. 2. Speaking of the parking lot, there are no security cameras out there, but the management has relayed that the "parking lot is safe" To me, this is an easy fix that could only make tenants feel safer. The tow truck company drivers often lurk late at night in the parking lot, which makes residents feel uncomfortable without a doubt. On top of that, it is easy for anyone to access the gate with traffic coming in or out. 3. To continue on with safety, the doors to access the complex were broken for a considerable amount of time, allowing access to anyone. They didn't even shut all the way! The fact that the door didn't close properly was not urgent enough for maintenance, as it stayed that way for days on end. 4. With college students, there are often noisy tenants late into the night, as well as the smell of narcotics. If you still think this would be a great place to live after reading this, best of luck!

The leasing experience was so efficient and EASY! These apartments are brand new, super nice, and have some awesome specials for new residents. The management is very kind and hard working, especially Sarah. She was very helpful throughout this whole process. Looking forward to living there!
