very nice place. Excellent maintenance, in apartments and on grounds. Any repairs needed are tended to promptly by a competent and helpful staff. Gatehouse is a great security measure. Nice exercise center, hot tub and sauna. Many long term residents, which speaks for itself. . Would strongly recommend.

This is an in-depth review of Manors at Knollwood - I had to cut it short for the word count unfortunately, so it's mostly concerns detailed below. I did really love my apartment and amenities; I would've stayed if rent wasn't increasing. Leasing: The leasing office made the move in and move out processes very smooth. Touring, signing, and getting the keys had no problems. The leasing agents are very pleasant and we also got some goodie bags and treats for choosing Manors. Management changed from Moceri Management to Solomon Management in the Fall which was disorienting at first but not much else changed. Overall, good service. Security: This is a great location to live at - the schools are close by and Hall Road is just around the corner. It feels safe and I had no security issues or break-ins. This leads me to one of my only concerns about living here. Although it is a very safe area, it is not due to the gatehouse or keepers. Iβve baked them cookies and muffins after giving them guest lists with all the information they may have needed in order to let my guests in. However, Iβve heard from my guests that all it takes to be let in is to name drop us or the address. According to them, the gatekeeper has never checked the guest list I made. In fact, the gatekeeper Keith always stares at them instead of greeting them, which makes my guests uncomfortable. It concerns me because it is marketed as a luxury gated community, so others who may want or need more gate control would have a false sense of security. Please take this into consideration when choosing this community. Joe and Terence have been lovely and friendly. The Community: As for the community itself, the streets are pretty beat up with many cracks and potholes. I appreciate the effort to fill potholes, but admittedly, they are still noticeable when driving. There arenβt many sidewalks aside from the paths leading up to front porches, so people will walk in the street or on the grass. My partner and I donβt have children, but others who are parents may find this information valuable. Parking is decent - Iβve never had issues, nor have my visitors, with parking near my apartment. Utilities: Since switching to Solomon Management, water is charged with rent which I find more convenient. Gas and heat are paid separately. Trash and recycling collection are included in the rent. Since Memorial Day, the trash collection has not been coming on time, meaning that people are 1) not getting their waste managed and 2) leaving their cans out well past the allotted window. It has been an inconvenience and guessing game as to when our trash should be out on the curb versus when it will actually be collected. Maintenance: When we first moved in, I noticed that one of the bedroom windows wouldnβt shut all the way. Tony the window guy came in, took measurements since it was custom-fitted, and returned when the windows arrived. He was very pleasant and funny. The new windows really block out noise from traffic. We havenβt had issues with the windows since getting them replaced. A different company does lawn services. I think they do a decent job and the landscape is very well maintained. I have no complaints. Onsite maintenance has been awesome. Maintenance requests are submitted through the Resident Portal and they usually come to fix it the next day. They have done everything from fixing closet doors to replacing a broken water heater. They announce every time they come in and they fix things quickly. Iβve seen them plow the snow or shovel as itβs coming down. I wish I knew their names because they deserve raises. After reading the other reviews, it sounds like we got lucky with our maintenance requests, so please take othersβ experiences into consideration, too.

Worst place I have ever lived. If I could give it a zero star review, I would. The new management is the sole cause. They raised rent 700 dollars to provide services they do not provide. They charge now for trash pickup and it never comes and is weeks late. They never fix anything. I had to call 4 times for them to clean my AC unit. Not to mention, I sent in a request from THEIR portal to talk to the owner about how awful their maintenance was and that was weeks ago and they still have yet to contact me. We got new renters insurance 3 months ago and sent it in and they are just now telling us they dont have it after we had it approved by them LIVE SOME PLACE ELSE. I will be leaving as soon as humanly possible. If they would break my lease I would be out of here in a heartbeat. Good riddance. Terrible ownership. EDIT PATRICIA HOLLOWAY is part of the problem. She sent me an email yesterday after i had already requested to speak with her three times. I told her to give me a call yesterday after they didnt return my call for having a bad connection. Two days have already gone by. They dont care about their residents satisfaction. Theyre only here for the paycheck and to raise rent. DO NOT LIVE HERE.

Like any place you would rent, or anything you would purchase in terms of housing oh, yes oh, they're going to check your credit to make sure you're not a person that runs out on his or her responsibilities of paying their bills.
