I recently used an agent from Echo Fine Properties. I listed a house on Singer Island, brought in a buyer, who bought full ask and cash, the first day on the market, second showing. They didn’t have to spend a cent on pictures, marketing or brochures. The first time our agent saw the house was after we had bought it! Then we used the same agent and his “team” to look for a home. We were under a time constraint in order to honor the buyers timeline to move out of our SI home. We ultimately found a house in PBG that we liked. We wanted our daughter, whose a realtor in CT., to see the house, and she flew down for that purpose. With more than a weeks notice, the listing agent from Illustrated Properties on PGA boulevard, canceled 3 scheduled showings at the last minute due to a variety of maladies. It is more than a coincidence that the house we were moving to, had a handyman who took care of the house, was in Brazil during the week our daughter was here? Unfortunately we found out why we were not allowed a showing, when after moving in, we found multiple issues, costing tens of thousands to fix. All of these were neither disclosed by the sellers agent, seller nor detected on the home inspection. Also the seller reneged on an addendum to the contract the night before moving in! Our belongings were in the moving truck. We received no advice as to lowering our offer from our agent, and the head of EFP, we were told to close “under protest”, whatever that means, and that now it’s a legal matter! Lastly, when we made an offer on the new home through our agent at Echo, without consulting us, he unilaterally accepted an offer, 6% higher than our original offer. Our feelings are that the seller and his agent intentionally concealed issues with the home and our agent was more concerned with himself, and his honeymoon. We have retained an attorney. Buyer, seller beware!!!

Yes but only if the loan is an 80/20 loan, otherwise the Buyer is still obligated to move forward with the purchase, unless there was a clause added to the contract up front that says the purchase is contingent upon the property appraising at or above the purchase price.

Yes, however the purchase is not contingent upon the Buyer obtaining financing. Should the Buyer not be able to obtain financing prior to closing, the buyer risks losing their escrow deposit.
