In litigation with homeowners. Property maintenance is almost nonexistent. No irrigation of lawns in my section in 10 months. Many other residents have complained about the pools, the clubhouse, the upkeep of the property, excessive lot rent, and the management. Do your own due diligence. Another resource is Nextdoor.com. On the positive side, the majority of residents are very friendly and supportive to each other.

The monthly lot cost has 3 tiers based on whether a house is on water, backs up to woods or is an internal lot that backs up to other homes. The rent includes landscape management and watering but not personal grooming of bushes. It does not include much else. Annually, each segment of a home (double wide/ triple wide) must be registered with the dmv just like any vehicle and the tabs you get must be up to date and publicly displayed. The clubhouse has fitness center, 2 heated pools, hot tub and a number of other specialty rooms like library, crafting, etc Any costs to the community operations are charged as they come up over and above the rent.
You can get some good deals on manufactured homes if you look. The cost of the HOA for the fantastic pool clubhouse, etc is extremely high. You have to pay for everything yourself sewer, water, electricity, garbage pick up and you even have to mow your own lawn.
The only property tax you pay in coquina crossing is the slabs for your garage and back patio, It says those are areas that cannot be moved.
That varies between if you have a Lakeview, preserve view are you back up to a neighbor.
Depends on your health, but I think you will be pleasantly surprised by the options
