I work as a leasing agent in the multi-family industry for about 5 years now, at multiple communities. That being said, I can confidently say that the issues displayed in the negative reviews is a common occurrence between all apartments and is in no way a reflection of the management. Residents upset that there are rent increases, but that is literally across all of NTX, if not all of Texas, if not all the US - and is in no way a choice of the community, but rather the local housing market. Residents want rules to be enforced, but then get upset when they are on the receiving end. We all have to live together. That is just apartment living, don't be THAT person. I work for a luxury company, and I will still choose this community over any of mine any day of the week. I have had tours come in that didn't find a match with my community, and the Villas is always my first suggestion! Let me tell you why! The quality of the homes is amazing, NEVER a noise complaint, and my appliances have never once had an issue. The amenities are gorgeous and they have great resident events! All of my neighbors are so friendly and kind, always willing to give a helping hand when needed, and will always say hello when passing by. We have brought two of our friends to this community because they were able to see how wonderfully managed and well-kept the community is. They fell in love, too! I hope I never have to leave! :)

Lived at Villas for two years and found it mostly good with a few issues The issues: - same gate code for at least two years, so the place isn't secure, car was broken into once and I worried about our unit when we were away to be honest (get a Ring system for security) - Lots of non-residents at the pool, usually not an issue but if your unit is near it you'll enjoy some loud, annoying partiers - Unless you pay extra for a parking spot parking is pretty hard to find and you might have a hike to your unit, again lots of non-residents taking up spots - The office mail room isn't well organized and if you have a parcel or package back there they might misplace or overlook it. Had an experience where an office staff told me my package wasn't there (it was) when I insisted that she look again I got attitude from her and then another worker found it. I just don't like random people being in charge of my mail, tbh The good: - The best part of all is the location. GREAT part of McKinney right next to Adriatica and surrounded by good eats and nice places to walk around. Pretty part of town. - In my experience our unit was clean and pest free. Never saw a rodent or roaches at all. - They keep the courtyard well-landscaped - Most of the residents are polite and easy to live near. Made some good friends there. It's a pretty diverse, multinational group of people which I enjoyed. As the rent is fairly high it mainly attracts working professionals - The pool and grill area is nice when it isn't overrun by non-residents or people who think everyone there shares their bad taste in music - had an issue with the former manager but the current manager and the staff are courteous and helpful in my few experiences with them

Don’t bother living here. I just got a call because I had too many visitors at the pool, I can only have 2 visitors but had 3 visitors .but then again I was almost 40 weeks at the time and it’s nice to have company and not stray away from the apartment just in case. This was Friday in the afternoon when people are mostly working. Saturday comes along me and my husband went with our daughter, we saw a family that had maybe 10 guests but we were the ones that got called out by non only but the maintenance….that’s right they will snitch on you as well as being awful at fixing things And takes months to do so.

This place looks nice from the outside, but don’t be fooled. They raised our rent by more than $700 in one year. Meanwhile, the gym never gets cleaned, the equipment is constantly malfunctioning, and if you have to use the bathroom… you better bring your own toilet paper because they don’t replace it for weeks on end. Plus, if you have any maintenance requests, like a faulty dishwasher, it’ll take more than a week to fix, and that’s only if you constantly remind them that they still haven’t followed through on fixing it. This place is poorly managed and cares ZERO about their residents. If I had to do it all over again, I would never pick this place again.
