If I could give zero I would. BE AWARE THEY HAVE MULTIPLE LAWSUITS AND NEWS INVESTIGATIONS AFTER THEM FOR THERE SCAMS! I went in to get a new pool card( 50$ when they’ve been pocketing the hoa fees for the pool for 2 years since it was “closed due to covid” When I told the girl at the desk I am in contact with the news to investigate her words where “the news has already been here and other cases are already filed. I would recommend not doing business with them because they are terrible.

The entire management team including Sue are extremely unprofessional and have no kindness whatsoever! Every few months association fees rise with a pool that is still closed. Towing cars for no reason and coming up with rules like your guests can’t park “long term”.

A roof is clearly a Common Element, therefore the Association is responsible. The only possible exception is if a Unit owner installed something onto the roof and damaged it. Perhaps a Satellite Dish? The Association should start work immediately and back bill to the responsible Co-owner. If they don't take responsibility, the Association should put a Lien on that Unit. A Foreclosure to recover is the next step Remember, every Unit has a Co-owner. The Association should start repairs and back bill cost against the Unit. A Lien if they don't pay.
