There are a couple of ways you can do it. In this market it’s not uncommon to ask for a 60-day rent back from the buyer so you have time to find your new house. Another way is to get pre-approved for a loan, get moved into your new house and then put your house on the market. Typically, the lender will want you to get a loan on the new house for at least 6 months. You can read the full blog article about this by clicking on the "Sell" tab of my website.

With an abundance of land in California, I would like to buy some property and build a home on it, but can I get a loan on land?

A conventional lender will not lend on land; however, I have two land/construction lenders that I work with that have very good terms.

I want to move into a Senior Mobile Home Park, but I heard that lenders won’t lend on a manufactured home in a park. Is that true?

A conventional lender will not lend in a park. The manufactured home must be on land that you will own. However, I work with a lender that will lend on homes in a park that were built in 1976 or newer. Some folks are looking for a 55+ community that they can feel a part of. As one Mobile Home Park resident put it, “It’s liking living in our own little town here. Everyone looks out for and helps each other.”

I have a 4-bedroom home and it’s getting too big for me. I know I need to move soon, but I don’t know what my options are. What should I do?

I tell folks that I like to meet with them 6-12 months prior to selling their home. It is important to talk through the plan of your next chapter in life. You may need to speak to a tax specialist or an estate planning attorney (which I can recommend). We can go over housing options so you can think about where you would like to move to and we can go over the process so you will know exactly what steps to take.

Yes, I have a list of senior move managers who I have met and interviewed personally that I am comfortable referring. They will help you sort through your items and take things to the dump or local charity as needed, create a give-away box for family members, and will pack items to be moved to your new home. They can also help plan a yard sale and offer advice on which things would be best for this.
