According to experts such as Morgan Stanley, Goldman Sachs and NAR, home values are expected to continue showing double digit increases through 2022. Due to slower than anticipated new construction builds and increasing demand with millennials entering the market, we are anticipating steady growth for quite sometime and do not anticipate a market crash or correction, but rather a slowing of appreciation when supply increases.

The mere thought of considering a move around the holidays is enough to make many homeowners shudder, however there are actually many benefits to it! Think of the times when you love your home the most! One of those times is surely when it's decked out for the holiday! Many prospective purchasers will find your home even more attractive and welcoming during this time as well. Also, you are likely to have less competition because some owners will not consider selling at that time but we have buyers looking all year long. In fact, in my experience, the buyers who are looking around the holidays tend to be more serious than many who look during the typical busy season before they're actually ready to make a move. In my 23 years of being a REALTOR®, I've helped many owners sell and buy during the holidays! In fact, I've even had some closings on Christmas Eve! In other words, we can still sell your home for top dollar during the holiday season!
The short answer is that if you are thinking you might have outgrown your home, you probably have. The longer answer is that life events such as having another child, suddenly working from home and needing a home office, having children return home from college, or even having parents move in rather than going to assisted living are just a few examples of reasons our homes may no longer suit our needs. Whether you have found that you have outgrown your home, or perhaps you are an empty nester looking to downsize, I am always happy to help!
The short answer is that the best time to move is whenever your home no longer suits your wants and needs. That being said, 2020 and 2021 have seen such exponential growth that many are wondering if they should sell now or continue waiting in hopes of gaining even more equity. National Association of Realtors (NAR) chief economist Lawrence Yun predicts that as new construction ramps up in 2021 combined with increasing interest rates the multiple offer frenzy of today will begin to dissipate toward the end of 2021. What this would mean for homeowners is that appreciation would likely shift from the double digit increases we've been spoiled with and shift toward a slower pace in the mid-single digit range. My opinion on this is that NOW is a great time to sell while there is still less competition so that you may take advantage of the multiple offers which often include appraisal waivers and fewer contingencies.
Many sellers have found that a strategic double move works best for them and choose to stay in a short term rental such as an airbnb while in between homes to put them in a position to be able to make the strongest offer with the fewest contingencies possible. However we recognize that may not be feasible for others and have other options available to alleviate this concern including requiring occupancy after closing which would allow you to stay in your current home for up to 60 days after closing or even making the offer acceptance contingent upon you finding a new home. No matter what your goals are, we would love to sit down and assist you with determining what strategy works best for you.
