Dockside Village

Dockside Village offers many amenities, but also offers Food Truck Wednesdays, seasonal events and contests, and a community wide summer picnic, and winter event.

Williamsville Central School District; one of the top school districts in the state! We also have three bus stops right in the community.

We offer 12-month leases, unless you are looking for a Corporate Turnkey lease, (fully furnished, including utilities), which have a 3-calendar month minimum. Residents can break their lease for any reason, (with an early lease termination fee and specific Vacate form), even in a first year lease term, with full 2 calendar month notice.

No additional fees, but Residents are responsible for their gas, electric, and water. Dockside Village covers the cable, internet, and trash removal!

Absolutely! We love furry friends that come with all the required paperwork (immunizations etc.), if they are not on our restricted breed list. (Pet fees DO apply).

We do have weekend hours Saturday from 1am-4pm and Sunday from 12-4pm. We aren’t open evenings, but you can contact us during the week from 9am-5pm Monday through Friday.

Anyone who meets the criteria of our rental application is welcome at Dockside. We do have a Pirate’s Cove Playground, 2 inground heated saltwater pools for all our Residents enjoyment, and plenty of green space for everyone too! If you are looking for 55+ communities, we have 55+ sister properties also available in the local area.

We have a list including, but not limited to, first responders, employees of hospitals and local schools, Geico, Citibank and more… just tell us what Employer you work for to see if you can SAVE $$$!

The application process is as follows: We will email you a quote for the unit you are choosing for you to electronically login and apply right ONLINE. (This way the application is for the specific unit you have chosen.) You will be prompted to pay $16.68/per person 18 years of age and over. Applicants (financially responsible parties will have financial and background review), and occupants over 18 yrs of age only have a background check. Once submitted you will need to call the Leasing Office to pay the deposit, (which equals one-month rent). That will become your Security Deposit once you move in. (Also, let us know who your employer is so we can check to see if it is on our Preferred Employer list which can save you money on the deposit if applicable.)
