There is NO privacy here! The maintenance guys Will go into your home without you being Notified or giving permission. I went out to run errands and came back to a fire extinguisher that had been removed from my unit by a maintenance guy so that they could change them out! NO notice was sent. No emails were sent out prior no paper was left on the door! This is insanse. They went against my right as a tenant and very inconsiderate of my privacy I don’t even feel comfortable here anymore! I have been here a year and never experienced this before but I read reviews that other people here experienced this. And what bothers me is the fact that they felt it was ok to open the door walk into the kitchen and go through the cabinets to find the fire extinguisher that’s so crazy to me. Makes me sick what this world is coming to. Other then this I haven’t had issues here I will say. And management has worked with me through a lot since it’s been a tough year for me I will say so I appreciate management. I emailed management the same day I wrote this review and still have yet to get a response by the way. So I’m guessing they don’t care!

I was a bit concerned when I moved in due to the bad reviews. I lived in the front of the complex. No the only issue I had was living here is I had mold, roaches, and my car got flooded. Which meant if you live in the front of the property when it rains, there is a chance of flooding. It flooded twice in the year that I lived here. My car was totaled out. Maintenance wise, the apartment will get your issue resolved immediately. The maintenance guys are awesome. Rent is super cheap and is a great Price. Especially for my two bedroom one bath. Now the other issue I have with living here is traffic is crazy when it comes to trying to get in or out of the apartment complex. I’m not sure if they finish the south exit or entrance, but there was only one way in and one way out If you do decide to move here, know that the front end of the apartment will flood because it’s lower the back end of the apartment is on higher grounds. The pond will overflow onto the residence lawns. And if you leave stuff in your front porch you will probably have new neighbors such as snakes. But they leave you alone if you leave them alone the pond is really serene. I love coming out and watching the ducks and turtles. ❤️❤️Overall my living experience here was phenomenal and if I move back I will most likely move back to this apartment. They were slow and giving me back the deposit check which was supposed to be issued within 30 days and it took almost 45 days. But, they were very fair and re-issuing your deposit they don’t tackle on fake fees

i loved this apartment! i lived in a one bedroom and the only problem i ever had was a leak, and maintenance took care of it the next day! whenever i emailed with questions staff would respond almost immediately. sometimes the water would get a little high at the front of the complex, but i never had any problems with it. the pools are nice and quiet unlike most apartment complexes in gainesville. i’m a college student but i hated the college living styled apartments and neighborhoods. addison lane felt more like a comfy, family neighborhood. the rent was affordable too. i struggled finding a one bedroom under $900 and then i found addison lane! i’m paying less here while getting to live alone than i was paying at “luxury” apartments where i had multiple roommates.

There's actual customer service and there's doing the bare minimum so you don't get sued. Generally, Addison Lane was an alright property to live at, more expensive than what it's worth, however, their new management company uses some borderline predatory practices after you move out to nickle and dime you, though they do enough CYA to technically keep it legal. Despite me updating my forwarding address more than 30 days in advance of my move out date, I never received a notice from Addison Lane, either by mail, email, or phone that I was charged with any damages to the apartment nor was I obviously able to dispute those charges. I also never received a notice from the collection agency that it was farmed out to (which I was never informed that it had gotten to that step). I get a "nice" (sarcasm heavily implied) phone call from a collections agency saying I refused to pay and that I had one hour to pay the charge otherwise it would hit my credit score. While I do take issue with the collection agencies methods, that is a separate matter. Though if anyone from Addison/Pinnacle/Cushman & Wakefield is reading this, please seriously consider using a different collections agency if you take nothing else away from this. I lived here for almost 8 years and never missed paying my rent once, even getting over the fact that I had to move apartments a few months after I moved in because my bedroom flooded anytime I took a shower. However, this experience after I moved out completely ruined any positives I had of the place. Addison, or more likely Pinnacle/Cushman & Wakefield (whatever management company they are under now) does not value its residents enough to go even take a simple extra step to follow up on charges that they charge to a customer's account after they leave, despite having all my contact information available to them. They simply passed it along to a collection agency less than two months after move out to potentially destroy someone's credit without even telling them why or that they even had a charge. That is a dangerous laziness that should not abide. While I was fortunate that the charges weren't that great and I was able to pay it so I didn't have to deal with the fight to get something I disagreed with off my credit score (which for the record, is the ONLY reason why I paid, I do not admit to the damages, especially since I do not know what they are), I know not everyone will have that same luck I did dealing with unknown charges that suddenly show up without notice, so renter beware. Edit: I did reach out after this issue to try and at least find out what I got charged with, never got an answer back.
