This apartment complex is roach city. The first time I saw my new apartment there were alive & dead roaches everywhere. During the 6 months that I lived there I saw roaches so consistently that I had to pay $500+ out of pocket for exterminators, because the one that the complex provided did nothing. I also had to pay a ton of money for anti-bug sprays and things. The way the complex is handling this problem is totally unacceptable. Additionally, people do not clean up after their dogs so the grass is always filthy. There’s garbage everywhere. I’ve found loose bullets in the parking lot before. My upstairs neighbors used to throw their cigarettes onto my patio. Despite management being kind and friendly, I cannot recommend this complex. It was a nightmare the entire time I lived there.

I lived at Avana on Broad for 3 years, and recently moved out this month. I liked my apartment. It had lots of storage and was spacious. Maintenance was decent and I was lucky not to have too many issues. However, I feel that their website can be quite misleading about amenities. It advertises TWO “resort” pools. One pool has been closed for the entire 3 years I have lived there. And the other pool has been closed for a solid month in the middle of summer. If you want a pool, do not choose this apartment complex. The apartment gym is below average and never has anything to clean the equipment with. It is very dirty. (Pictures- The dirt on my legs after working out in the gym.) Along with the bathrooms in the clubhouse. Gross! Glad I moved out when I did as they’re adding another $15 a month fee for package delivery. On top of a 25% rent increase. Not great communication either. Emails from the company often read like I was being reprimanded as a child My experience worsened when Greystar took over and became Avana on Broad. There are things that need to be improved.

I have lived here since 2020, back when "Avana on Broad" was known as "Discovery on Broad." My rent has gone up OVER 30 PERCENT. I fully anticipate rent to increase drastically again next year. Furthermore, the additional fees have also increased. For instance, the package locker fee for deliveries used to be just $1/month. They recently increased it to $16/month. It is the middle of summer, and both of the swimming pools are closed. In fact, one of the swimming pools has been closed the entire time I've lived here. I've dealt with roaches of all sizes, including those huge ones that are 3-4 inches long. I recently had the unfortunate pleasure of accidentally stepping on one in the kitchen. I couldn't get the water hose to work at the car care station when I tried to wash my car, the water seemed to be off. The billiard table in the game room is completely broken; the table is wobbly and the balls roll to one side of the table. I don't even try to use the small gym anymore. When I went there the last time, the AC was broken and a bunch of the equipment felt sticky... I don't know if anything has improved since. Edit: Another tenant in a different Google review stated that a manager helped them negotiate a reasonable lease term for next year. Avana on Broad literally only provided me with one possible option for renewing my lease: 13 months at the exceptionally inflated rent. Previously, they offered multiple options when I renewed the lease ( i.e., 6 months, 11 months, 12 months, etc). When I asked the leasing office about my singular, expensive, 13 month option for renewal, I was flatly told that the renewal offer was "non-negotiable" and to give 60 days notice if I want to move out. Why the disparity and inconsistency?
